Hello everyone,

This year we are planning to take on the adventure of building a house and are already hard at work with the planning. For this reason, I would like to share our floor plan draft with you, and perhaps you might have some tips or comments.

We want to build an urban villa of about 140 sqm (1507 sq ft) without a basement.

Note on the floor plan:
a) The room labeled as an office in the attic is intended to become a storage room. We have already planned to swap the locations of the bathroom and the storage room.
b) The partition walls between the kitchen and living room on the ground floor will likely be removed.

Floor plan: kitchen left, living/dining area center, office right, hallway, utility room, WC, stairs, terrace outside.

Are your plans oriented to true north? (Top = north) If so—sorry, but a north-facing terrace?! It would be better to completely redesign and place the entrance on the southeast side and the living/dining area on the southwest side. Or does the entrance have to be on the south side?

Hello Wastl,

No, the plans are not aligned with true north. The terrace faces southeast.

Hello Ziva,

I would find it inconvenient to have to go through the entire house to reach the utility room (carrying drink crates, etc.). Would it be possible to relocate the door to the utility room under the stairs?

If not, I strongly recommend changing the planner.

You open the front door and immediately face the stairs.
To get through the door to the living room, you have to squeeze past the fitted wall unit.
In the guest bathroom, you always have to leave the door open because there isn’t enough space to close it. Adding a shower would require an additional 1–1.5m² (11–16 sq ft).
The kitchen has an awkward dead corner and limited options for wall cabinets.
The wastewater pipes from the bathroom upstairs probably run through the living room/office, resulting in long pipe runs.
It would be better to plan the bathroom above the utility room/guest toilet.
All doors are poorly positioned.
Do you really need two offices?

And last but not least: the staircase doesn’t fit (only 12 steps), which causes the entire design to fall apart.

Hello Yvonne,
we have thought about that as well. Unfortunately, according to our architect, a door under the stairs is not feasible.
However, since only carrying drink crates speaks against it, we will keep the location of the room as it is. We plan to use the room at the front as a kind of pantry...
