Hello everyone,

I have the opportunity to buy a plot of land valued at €64,750 for €15,000.
Therefore, I am considering building a house.
How much would it approximately cost me to build a house of about 120 m2 (1,292 sq ft)?

The price of the house refers to the "ready for finishing" stage. This means that all painting work including plastering, tiling, all floor coverings, interior doors, and sanitary installations must be completed by the buyer (according to the website). Plus everything that has already been mentioned.

Why is a plot of land available at such a low price?

Why is it that you can get a plot of land so cheaply?

A fortunate coincidence

Be sure to read up thoroughly in the financing section.

First, a neutral note regarding the saying "Greed kills common sense." Nowadays, no one gives anything away for free. So, carefully check everything related to this almost suspicious opportunity. Building plot? Location? Access and zoning plan... is it even possible to build a house there?

That would be €190,000 plus €15,000 for the land.
What other costs should I expect?

€190,000 for the house (untested)
€15,000 for the foundation slab
€7,000 for transportation
€20,000 for technical upgrades according to KfW standards
€10,000 for electrical work, painting, and floor coverings
€12,000 for the kitchen
€40,000 for additional construction costs
€10,000 for necessary paving
€5,000 for landscaping

Prices are without guarantee and represent budget options for self-build.

Basically, personal needs should guide the decision to build a house, not just financial opportunity. If it were just about that, I would own a boat, a holiday home in Norway, and a Harley—without the real desire to actually use these great things.

The house in the link you provided includes many extras that are not included in the 190,000 euros. Roughly speaking, you can expect to budget around 300,000 euros for a small house including additional costs, so you should definitely have that amount available.

Best regards

That’s what I thought too—then I saw the original poster’s profession in their profile: “Banker.”

Of course—the promotional photos are only for the base house design, not for each specific upgrade option.

Am I being suspicious if I can’t help but recall a thread from last month where someone asked whether you can tell ground lease from purchase at first glance?
