We have a plot of land (see site plan) and have started planning our dream house without an architect. Before we move forward in more detail, it would be great to receive opinions, ideas, and perspectives.
On the floor plan, you can see an electrical transformer to the east. It is quite tall and does not provide a pleasant view. Therefore, the utility room is planned here, separated from the house with access to the "breakfast terrace."
We are planning with the future in mind. This means we want all the essential living spaces on one level. Upstairs is for the children and grandchildren when they visit, as well as hobby rooms, an office, etc. The area above the living room is open. Downstairs, it is important for us to have separate areas. The kitchen/dining and living rooms should not be an open, connected space. We often have guests while others want to watch a movie in peace.
We welcome any extraordinary ideas. The house should be unique. But we also appreciate advice on realistic feasibility.
The house will be built as a timber frame house.
The building plan allows for few restrictions. The building envelope is shown on the drawing.

In the district where the original poster (OP) lives, there are four streets named Tannenstraße, but only one matches the plan excerpt. Their profession suggests they are not naive when it comes to using the internet, and even after carefully reviewing previous posts, I didn’t find any indication of a desire for confidentiality. Of course, it is a valuable contribution to note that there are clear signs nearby that the building plot boundaries are taken seriously. However, if my help is met with ingratitude, I am also willing to withdraw. Among fellow countrymen—I am from northern Rhineland-Palatinate myself—people are usually happy to assist, even without a questionnaire.

Anyone who places great value on anonymity should not address specific questions in a public forum. Especially in building law, so many details are crucial and can lead to completely different outcomes. I never asked for a legal assessment regarding building regulations. It was about the room layout and floor plan design. You can also see here in the thread that there are users who understood this very well and gave valuable advice.
11ant’s only concern was to show off how good he is at identifying the location. That may be good for his ego (fair enough), but posting this publicly can lead to legal and social consequences (primarily for me as the original poster; whether for him or the forum operators secondarily remains to be determined).
Quite interestingly, my post requesting deletion was removed by the moderators, while his statements and information remain in this thread, as does the entire thread itself. This should caution every user here when reading and interpreting such threads – they are all subject to the moderators’ discretion to modify content.

Where will we end up if everyone is allowed to publish other people’s data without permission? You are probably providing all the clues a skilled person would need to find and share your credit card information. Do you want that? Please respect privacy, honestly!
