Hello,
we unexpectedly have the opportunity to purchase a plot of land. Since it comes from family, the price would be a real bargain for us, around 200 euros per square meter (about 19 USD per square yard) (Bavaria - Baden-Württemberg border area).
Unfortunately, the plot is not perfectly shaped; it is 13 m (42.7 ft) wide and 23 m (75.5 ft) long, so roughly 300 square meters (3,229 square feet) in size.
This weekend, we visited a large model home park and checked out various builders.
We were especially impressed by Baufritz, Weberhaus, Schwabenhaus, and Gussek Haus.
I wanted to ask for your experiences with these companies—maybe also regarding costs?
Our budget is about 450,000 euros (around 478,000 USD), minus the land cost leaves us with 390,000 euros (about 414,000 USD) for the house and additional building costs (the plot is already serviced). Our idea for the house is about 130 to 140 square meters (1,400 to 1,507 square feet) of living space, with a footprint approximately 7 m (23 ft) by 12 m (39 ft). We plan to do the landscaping ourselves; a garage is not planned for now, and we also do not want a basement.
I would really appreciate any suggestions!
PS: No, we do not want to buy and renovate an existing property. On the one hand, there are hardly any available here, and on the other hand, it is outrageously expensive when something does appear (recent example: semi-detached house, built in 1969, no (!) renovation measures since construction except for windows replaced in 2012, mold in all rooms, 400 square meters (4,306 square feet) of land, not in a city but in a village, sold by bidding for 380,000 euros (about 404,000 USD)).

saralina8725 May 2020 08:39... last week we submitted our building permit application. It will be interesting to see how quickly (or not) we receive approval. Since we are building outside of a local development plan, the application must be reviewed by a committee that meets at the end of June. If our application is not included by then, the next meeting will be at the end of September – yay. So, starting in early June, I will persistently call the city and refer to the child construction grant. Hopefully, it helps.
Otherwise, we now have fairly high cost certainty – it seems like our estimate is actually quite accurate:
- Kitchen 15,000
- Notary and land registry 3,000
- Soil survey 1,000
- Upgrades 12,000 (stairs, floors, tiles, sanitary installations, windows)
- Connection fees 2,500
- Earthworks + infiltration shaft 18,000
- Electrical (materials only, labor included in overall electrical work) 10,000
- House 327,000
- Insurance 500
- Outdoor facilities (terrace and driveway – materials only) 8,000
We have financed 400,000, with about 30,000 equity remaining. We also expect to receive around 15,000 from the BAFA and 10,000 from the Bavarian homeownership grant.

I admit we have absolutely no idea and just filled it in blindly as instructed. If it’s less, that’s fine too, since we don’t necessarily need the money; even 5,000 would be a great bonus.
...so if it is about the BAFA subsidy for heat pumps, you can get 35%. However, this does not apply to the entire heating system. In new buildings, it is essentially limited to the heating system and piping up to the underfloor heating. Possibly also the control technology. This is a very simplified explanation, as there is a vast amount of information on the topic. But without knowing your specific setup, it is unlikely that the full 41,000 will be subsidized. Maybe around half. But if that is not the main concern, it’s not too critical.
