Hello everyone,

We have a plot of land (see site plan) and have started planning our dream house without an architect. Before we move forward in more detail, it would be great to receive opinions, ideas, and perspectives.

On the floor plan, you can see an electrical transformer to the east. It is quite tall and does not provide a pleasant view. Therefore, the utility room is planned here, separated from the house with access to the "breakfast terrace."

We are planning with the future in mind. This means we want all the essential living spaces on one level. Upstairs is for the children and grandchildren when they visit, as well as hobby rooms, an office, etc. The area above the living room is open. Downstairs, it is important for us to have separate areas. The kitchen/dining and living rooms should not be an open, connected space. We often have guests while others want to watch a movie in peace.

We welcome any extraordinary ideas. The house should be unique. But we also appreciate advice on realistic feasibility.

The house will be built as a timber frame house.

The building plan allows for few restrictions. The building envelope is shown on the drawing.

No words for this floor plan... I don’t even know what to say about this self-drawn disaster... Decide which rooms you want on the ground floor and, with that information, please consult a draftsman or architect.

Do all bay windows have to be within the building boundary? That’s exactly the point of bay windows...

It’s a good idea to start with your own wishes and needs. Write them down in detail—don’t worry if some things seem contradictory. Gather pictures of houses and specific features you like, even if there’s no consistent logic. Describe which details you like and why.

Then take this material to an architect, show them your documents, and see how motivated they are to work with you. Choose the most enthusiastic one and have them create a design. Architecture is an art in itself. Your design will show that you are far from mastery. It would be a shame to waste money and quality of life in your own home, wouldn’t it?

We have already built once before and quickly realized that the architect had not put much thought into many aspects. Now I have looked at many floor plans. They all have more or less an open-plan living-dining room. Exactly what we do not want. We want a separate dining kitchen and a separate living room.

With a 13x15m (43x49 feet) footprint, you have 195 sqm (2,100 sq ft) of floor area. You can easily design a straightforward floor plan without wasted space.

Even with a simple rectangular house, you can fit everything on one level.

The tiny and awkwardly shaped rooms are not ideal for aging. Especially when using a walker or even a wheelchair, you need enough space inside the rooms. With the current floor plan, you’ll likely move out or remodel sooner than you think.
