Hello everyone,

I was directed to this interesting sub-forum through other threads, and of course, I would like to share our idea pool in the form of Draft 2.0.

First, a few facts about us:

Both 32 years old, no children, working full time. Two children are planned, but only after the house is built and before 40. So, relatively mid-term.

We plan to build in the front yard (650 m² (7,000 sq ft)) of the builder’s parents. The plot is signed, and the partnership agreement is in place. We envision a single-family house of about 180 m² (1,940 sq ft) with a double garage. We do not want a basement.
The house should preferably meet the KfW55 energy efficiency standard despite having a gas heating system. As a guy, I obviously find KNX great, but maybe Somfy Smart Home would also work. However, I would really regret it in the future if I squander that investment.

The cube shown in the drawing, originally made of exposed concrete, has now been clad with Trespa panels. The window shutters should be external Venetian blinds (Raffstores) in the basement and regular shutters on the upper floor. A large covered terrace (not visible here) is also very important to us since we really want to sit in the garden sheltered from the weather.

Additionally, we face the challenge that the driveway is from the southwest side, so we need to combine garden and driveway.

A wood-burning fireplace is very important to the builder. The airlock/transition zone between garage and house, connecting both, is also essential. We like the idea of a shared but “separate” bathroom; a bathtub is not necessary. An additional third, basic bathroom in the garage for garden parties is also planned (we live in a rural area of Lower Saxony, where corn and beer are enjoyed every other day…) but should be kept very simple.

What about the questionnaire? The plot? The zoning plan / building permit?

Aside from that:
On the ground floor, there isn’t even space for a single closet (except for the TV rack, which is like Gelsenkirchen Baroque style). No room for a wardrobe closet, refrigerator, oven, or anything similar. No space for a bookshelf in the office.
The fireplace restricts the room layout, and the area intended for the dining table blocks the circulation space in front of the stairs. The hallway is very narrow.
The most important part of the house is too cramped.

Just a quick note.

The living and dining area seems quite difficult to furnish. The kitchen might also become a bit tight. In my opinion, the fireplace blocks the room and "gets in the way." Where would a TV corner or the television go? Have you tried placing furniture with your desired dimensions in the floor plan? I find the garage too narrow.

What is the most important / fundamental question about the floor plan summarized in 130 characters?

We are absolute beginners and approached this topic very naively. We really like the floor plan with the cube shape and the open south side with kitchen, dining, living / TV area. The combined bathroom on the upper floor was important to us; initially, we wanted separate parents’ and children’s bathrooms. The utility room on the upper floor is important to the homeowner. Large garage for vehicles and assembled beer tent benches. The kitchen should be open to the garden for outdoor grilling etc.

About the plan: We own 187/6 and the right half of 188/12. It has been newly surveyed, but I just don’t have a scan of it right now.[/U]

In this design – primarily driven by the client’s preferences – we were actually almost ready to submit the building permit / planning permission, as the architect estimated the house cost at 380k. The TV is intended to go inside the cube structure on the right side. Another user had already pointed out that you would then be sitting directly in front of the TV. We do not want to orient the house around specific furniture, so we haven’t looked at furniture solutions in detail yet.

Regarding the furniture, it would be a good idea to start thinking about the size of the pieces now and sketch them out. In my opinion, this would show that arranging the TV area is extremely challenging...
