We are still at the very beginning and have already purchased our plot of land. We are currently working on our first floor plans for our single-family house. How long does it usually take to obtain the building permit / planning permission? We want to build a turnkey house with a general contractor. How much time does a company typically need to provide us with a quote?

Are we supposed to pull out the crystal ball now?

How are we supposed to know how long it will take you to finalize your floor plans and submit the building permit / planning permission application?

It depends on many variables. Do you want the general contractor (GC) to handle the planning as well?
Then you can roughly expect it to take 2-3 months to find a suitable one.
They will then complete the detailed planning (DP) within 2-3 months. Depending on the location, obtaining the building permit / planning permission will take another 2-5 months.
Construction usually does not start earlier than 12 months after signing the contract.
So, the building permit / planning permission will probably be granted before Christmas or only in spring 2021. Construction would begin in autumn 2021.
This is just a rough guideline.

Don’t ask us. Ask yourself how quickly you can finish your planning. If you choose a standard house, you can sign the contract with the general contractor on Monday, so they can submit the building application. In cases with exemption from building permits (e.g., NRW), you might not even need a formal building permit.

However, I would still expect at least one year before the excavator starts work.
