What do you like most? Why? layout of rooms on the ground floor. Spacious living/dining area. Access between garage and house
What do you not like? Why? due to the maximum plot width, it is difficult to realize the house entrance with coat area as well as WC/bathroom nearby
Cost estimate according to architect/planner: rough estimate according to DIN 450,000
Personal budget limit for house including equipment: 500,000
Preferred heating system: gas condensing boiler (but no final decision yet)

What is the most important/basic question about the floor plan in 130 characters?
After several iterations, especially for the ground floor, we believe we have a good concept. However, we would like to share all floors here for feedback, as we have seen on other topics that very good and valuable input appears, highlighting aspects we hadn’t thought of. Improvement suggestions are therefore very welcome.

I agree regarding the budget.
Example calculation:
200 m² (2150 sq ft) x at least 2000€
Basement: 100 m² (1075 sq ft) x 1000€
Garage: 25,000€
Additional construction costs?
Exterior landscaping
Kitchen...
I wonder how the architect arrives at 450k?

With fittings or even the exterior landscaping, this budget is not feasible.

Thank you for the feedback on the budget. That is why we are realistically expecting over 500,000 euros. We will be doing some work ourselves, such as site development, roofing, and electrical installations.

What will you use the basement for?

The terrace is on the south side and should be accessible from the living/dining area (see dashed lines in front of the rooms).
A third children's bedroom is planned for possible future family expansion.
The basement will be used for:
- Home office
- Utility room including small workshop
- Storage for food and additional items such as children’s belongings, decorations, etc.
- Large room that can be used as a hobby room, for family gatherings, drying and ironing laundry
- Laundry room for washing clothes
