Hello everyone,

I am hoping to get some tips and suggestions regarding our renovation project in the Nuremberg area.

The property is my grandparents’ house, built in 1957. My parents added an extension in the 1980s, turning it into a two-family house. Currently, my grandparents’ half of the house is vacant; however, my sisters lived there for a few years in the meantime, so some work has been done over the last 10 years. My grandparents also did some maintenance while they were still alive. The bathroom (including plumbing), kitchen (including electrical), and front door were modernized within the last 10 years. The roof was replaced about 15 to 20 years ago. However, the windows and interior doors are already 30 to 35 years old. No work has been done on the facade. Additionally, the rooms are relatively small.

We are considering removing one or two walls to combine rooms, possibly moving a wall if feasible. Beyond that, an energy-efficient renovation would definitely make sense, especially now that the unit is unoccupied.

At this point, I am wondering whom to consult for advice. An architect, an energy consultant, or a general contractor? Ideally, we would prefer to get as much as possible managed through a single source. We do not have much experience, and our DIY skills are limited.

Architects are artists! Renovations can be quite challenging.

In general, an energy consultant is a good choice, especially if you want to renovate the facade, as you will need one anyway according to the energy-saving regulations (energy savings ordinance). In our region, the local utility company even offers this consultation free of charge. Regarding the renovation: a reputable contractor from the area, a structural engineer, and a civil engineer are essential. If you don’t have much experience with construction, you shouldn’t demolish walls on your own. This often leads to unwanted news headlines.

These are all ideas for which you will get much more useful feedback with pictures rather than just text.
