ᐅ Optimize and expand the floor plan of an existing house

Hello everyone,
We have just bought my mother’s house. It is almost 115 sqm (1,237 sq ft). Six of us live here, and we need a bit more space.
We have two options now: either we convert the attic above the main house into five rooms and a second bathroom. Then, on the ground floor, the kitchen would be moved one room over (to where the bedroom and living room are now), combining the kitchen and dining room. The current kitchen would be turned into an entrance hall, where shoes and a wardrobe would be placed.
The other option, which is my favorite (although significantly more expensive), would be to convert the adjacent barn. In that case, the kitchen and dining room would move into the barn, and the rest of the layout would remain the same. Especially looking ahead a few years, it’s practical to stay on one level.
What do you think? Or do you perhaps have ideas we haven’t considered yet?

I have seen renovated houses where the upper floor or attic has been extended and overhangs the ground floor. There are many possible approaches.
Since you bought the house, I assume demolishing the barn and building a bungalow, for example for your mother and later for yourselves, is no longer financially feasible? What is your budget?

Hi,
Behind the house there is only farmland. The house is located at the very end of a small dead-end street. There is one neighboring house in front of the property. I tried to show this in one of the photos.
Yes, demolition would actually be my husband’s preferred option. We paid €60,000 for the house and have a maximum budget of €80,000 (about $87,000).
We would do a lot of the work ourselves, so mainly material costs for the renovation.
Some of the plumbing and electrical systems were partly renewed when we moved in 1997, but far from everything.

Okay, I see now that I’ve been very unprepared and naive about this so far. I really need to deal with several authorities and documents before moving forward.

Yes, the property is really charming. Who is the mentioned mother – is she a farmer’s daughter, and did the family used to run a farm operation on the property being discussed here?
At least the surrounding setting suggests that residential use is allowed here, either predominantly or even exclusively. But it’s possible that the outdoor area starts immediately beyond the exterior walls of the house, which could restrict any extensions.
I don’t like the corrugated roof – it might be made of fiber cement.

Yes, I really want to preserve the charm and still create something great. I hope I can achieve that. That’s why I would also love to convert the barn.

No, my mother only bought the house in 1997. When it was built, the house was a smithy.
Do you mean the roof on the extension in front of the stable, or the stable roof itself? The stable roof is very likely asbestos and should actually be removed.
