Hello everyone,
We have just bought my mother’s house. It is almost 115 sqm (1,237 sq ft). Six of us live here, and we need a bit more space.
We have two options now: either we convert the attic above the main house into five rooms and a second bathroom. Then, on the ground floor, the kitchen would be moved one room over (to where the bedroom and living room are now), combining the kitchen and dining room. The current kitchen would be turned into an entrance hall, where shoes and a wardrobe would be placed.
The other option, which is my favorite (although significantly more expensive), would be to convert the adjacent barn. In that case, the kitchen and dining room would move into the barn, and the rest of the layout would remain the same. Especially looking ahead a few years, it’s practical to stay on one level.
What do you think? Or do you perhaps have ideas we haven’t considered yet?
Best regards, Mira and Jan

Year of construction house and barn?

How or where would you access the attic?

The house was built in 1930 and the barn in 1931.
There used to be a staircase in the current dining room, but now there is only a hatch with a folding ladder. We plan to reinstall a staircase there since the opening is already in place.

But a stable is usually considered an outdoor area, right? What does that mean?

Outdoor area refers to a zoning category where, simply put, only farmsteads and hunting lodges are allowed, and essentially only residential units for the farming family are permitted.

When was the last renovation done, for example, electrical work or plumbing?

Based on the sketch, it’s hard to get a clear impression. I can imagine it being used as a stable, for instance. How does the whole property look in a photo, and what is the location and neighborhood like?

I have seen renovated houses where the upper floors were extended and protrude beyond the ground floor. There are many possible approaches you can take. Since you have already purchased the house, demolishing the stable and building a new bungalow, for example for the mother and later for yourselves, might no longer be financially feasible. What is the budget?

In order to use the stable as a residential building, a change of use must be applied for, right?

Yes, I assume so as well. We will take care of that.

Addendum to post #8: Agricultural or forestry use typically needs to be the dominant use when dealing with an outlying area.
