ᐅ Plot on a sloped site – new development area

Good morning everyone,

I would like to hear your assessment/opinion regarding the elevations of the plot (red outline) shown in the attachment… The elevations are clearly indicated as well.

The soil surveyor/surveyor will be coming in the next few weeks… Several houses have already been built in this new development, including some on sloped sites… The ground should cause minimal problems.

The plot is approximately 1200 m² (13000 sq ft).

Is a basement absolutely necessary?
Would the additional costs be significantly higher without a basement?
What should we pay special attention to?
Elevation difference between the plot and the street (running parallel, about 1.0 - 1.3 m (3.3 - 4.3 ft)).

Addendum: I didn’t notice/wouldn’t have noticed whether/that the camera was not held straight.

That was not a joking post. Correcting the photo angle simply shows the property as it really is.

It sounds like you don’t trust the zoning or development plan. My correction was only meant to show that this mistrust is unfounded. The slope is significant, as others have already clearly stated. That’s why I’m surprised by your short responses, for example, why you don’t explain your understanding of a basement in more detail. Anyone who reads the contour lines shouldn’t have trouble understanding your questions.

Additional costs compared to what? How else could you compensate for a 3m (10 ft) height difference within the building footprint other than by having a floor? Do you refer to this as a basement, or would you want an additional level below that?

You haven’t filled out the questionnaire. Nobody knows what you want, what you need, or how much you are willing to invest.

I wouldn’t have chosen a basement floor. It makes me think of townhouses in the UK. Often, there is an external staircase leading down about 2 m (6.5 feet) into a lightwell, and at the back of the house, stairs lead up into the garden. Usually, there is another lightwell as well. Some of these are really nice small terraces, almost like gardens.

That is exactly what @Escroda meant: no one can make any judgments if the photo is taken with a tilted angle. I’m saying this as a photographer, not to offend anyone, but to point out to the original poster that their question is misleading because of the distorted photos.
And why not present this in a light, indirect humorous way?

That crossed my mind in my post as well, but I held back because people without a sense of humor wouldn’t get it :P

As someone who writes a lot, I usually don’t reply anymore when forum rules are ignored: in this case, it’s clear to me that you, @amoor56, have not read the pinned posts. If you want to improve the quality of this thread, you should provide the missing information.
