ᐅ Plot on a sloped site – new development area

Good morning everyone,

I would like to hear your assessment/opinion regarding the elevations of the plot (red outline) shown in the attachment… The elevations are clearly indicated as well.

The soil surveyor/surveyor will be coming in the next few weeks… Several houses have already been built in this new development, including some on sloped sites… The ground should cause minimal problems.

The plot is approximately 1200 m² (13000 sq ft).

Is a basement absolutely necessary?
Would the additional costs be significantly higher without a basement?
What should we pay special attention to?
Elevation difference between the plot and the street (running parallel, about 1.0 - 1.3 m (3.3 - 4.3 ft)).

Hey, that’s correct... the plot was divided, so we have two plots... it’s just not marked on the map.

We can also refer to entrance level and garden level floors, but the discussion gets confusing if someone abbreviates entrance level as "EG".

The main garden will most likely be accessible from the ground floor.
In our plan, only the ground floor, first floor, and attic are mentioned. No one has referred to our ground floor as a basement.

I also think the plot looks flatter both in the photos and in reality.
We received this plan from the city...
The surveyor will come in the next few weeks, so I would like to hear some opinions and ideas.

Instead of basement, I would use the term "souterrain." There is a lot you can do with that, and often these are very beautiful and unique houses. Not when they were built in the 1950s, but certainly in later construction periods.

I'm sorry that you didn't like the post with the crooked camera. I found it amusing because my photos are always crooked too, but I’m sure no one intended to hurt your feelings here.
