Hello everyone,
I have been a silent reader for some time now, but we have reached a point where I need your help.
The plot of land is already purchased. I have been working on creating a floor plan on my own for a while. Our architect has postponed the project for now due to lack of availability. However, since we don’t want to wait any longer, we are looking for a building partner.

We want to build a modern urban villa using solid construction, with a separate area for the grandparents (not a typical granny flat, but an internally separated living room, bedroom, and bathroom with only one entrance and a hallway on the ground floor).
Additionally, I would like to have a trench collector installed, connected to a heat pump. To support our own power supply, a photovoltaic system on the roof would be possible. Controlled mechanical ventilation would be the icing on the cake.

The plot size is 604m2 (6500ft2). It is located in a second row. The driveway is also part of our property. The previous owner subdivided their garden and then sold it to us.

I am attaching the current development plan (it is from before the subdivision). The hall shown on our plot no longer exists. I took the photo with south at the bottom and east on the right.

Perhaps someone has an idea of how the house could be positioned there. The possible building envelope would be 11x11m (36x36ft) or 11x12m (36x39ft). There should also be enough space for a double garage or a garage about 9 meters (30ft) long.

Maybe someone here knows a good architect, construction manager, or general contractor from the region (I’m not sure which option would be better here?). The building site is in Wuppertal.

If any further information is needed, I am happy to provide it. I appreciate any advice.

Your plot is not located within the scope of a binding development plan. Your project must comply with Section 34 of the Building Code. In my opinion, it does not, since there is no residential development in the 'backland' area.

There aren’t many reasonable possibilities.

Why? A completed questionnaire might answer that question.

Placing the double garage along the western boundary takes up too much garden space — or is that acceptable? Which brings us back to the questionnaire. What is most important to you?

Which software do you use to render the graphics where you insert your proposals? I mean, how do you extract the drawing from the post, vectorize and color it, and then add elements?

As a geospatial data forensic analyst, I analyze the traces and locate the property using relevant geospatial data portals. NRW is particularly user-friendly in this regard, so I edited a screenshot from tim-online with paint.net. It’s faster than using the professional software tools.

Hello, and thank you very much for the initial feedback.
There is a preliminary positive building inquiry. I would not have bought the plot otherwise without knowing whether building there is even permitted.
I am also aware that it must comply with Paragraph 34.
Here the question about the roof design arises... In the neighborhood, there are only gable roofs. However, we want an urban villa with a hipped roof. I am curious whether that will be possible.
The previous owner submitted a preliminary building inquiry since he wanted to build there himself initially. He could have built a house with the dimensions 11 x 10 x 2.5 meters (36 x 33 x 8 feet).
Since we now want to accommodate a family of six there, a different house is needed.
Thank you in advance for the two proposals for the house placement. I prefer option no. 1 because then we would already have a landscaped garden on the east side behind the house, which is exactly the right size for us.

It is important to say that we do not want a proper granny flat with a separate entrance since we want to use that area ourselves later when my parents are no longer here. Also, sound insulation is especially important to me (both against noise from outside and within the house). Given the sound insulation requirement inside the house, it would be sensible if the interior walls take up as little space as possible so we lose minimal living space on the ground floor.
We want a concept that is both economical and energy-efficient.
Photovoltaics on the roof are also desired so we can generate electricity for our own use.

Personal price limit for the house including fittings: we know it but do not want to push to the limit
Preferred heating technology: horizontal ground collector or geothermal drilling. Brine heat pump, underfloor heating.

If you had to give up on which details/upgrades could you do without: geothermal drilling, if necessary also the horizontal ground collector, if an expert explains that it is not reasonable for us. Maybe also the balcony or terrace on top of the garage, as that is doubtful anyway.

What is the most important/basic question about the floor plan in 130 characters?
Trying to get everything into rectangular rooms. Don’t like narrow, long rooms. Lots of daylight in the key living spaces would be great.
Here I hope for your recommendation on where the respective rooms should be located to achieve optimal daylight use considering the plot’s situation.

@Escroda You placed the houses relatively far to the west. Is that due to the length of the pipes, or for another reason?
