Hello everyone,

We are currently building our end townhouse and are generally very satisfied.
The only issue is the awkwardly designed kitchen (see attached floor plan). We would like to have a larger kitchen.
We appreciate any ideas and are even willing to give up the guest toilet if that is possible.

Did I forget anything?

Then just do that – but it’s very impractical if both you and your guests always have to go upstairs to use the main bathroom. Otherwise, you’re already too late. You can’t really make major changes unless you want to redesign the entire floor plan downstairs and upstairs (because of water and piping routes), if that’s still possible since you’re already building. Also, the kitchen is not small; it matches the size of the house.

First of all, thank you for the response @nordanney. I should add that there is still the option to install a guest bathroom in the basement.

In addition, a bathroom is already planned on both the first and second floors.

The house itself has not been built yet. The ground work is currently underway. So...

Move the staircase further up according to the plan? This will create more space in the entrance area and allow you to relocate the guest toilet.

What’s unusual here for a single-family house is that the staircase does not lead from the living area. This costs you space in the entrance area.

In my opinion, having a ground floor without a guest toilet is not acceptable. We are past the days when you had to go down to the basement or outside to use one...

@lastdrop Thanks. What exactly do you mean about the staircase? I’m having a hard time picturing it.

@kaho674 Here is the improved version of the floor plan... everything is clearly visible here.

Ground floor plan: living/dining area, kitchen, hallway, toilet, staircase, terrace
