ᐅ Are project phases 1 to 4 sufficient, or is phase 5 also necessary?

Hello dear community,

we have commissioned service phases 1-4 through our architect.
We are not sure what service phase 5 includes or whether we need it.

Could someone explain the difference or provide examples?

In my opinion, you will definitely need work phase 5, as these are the detailed plans that the craftsmen/companies use on site for construction. Work phases 1 to 4 cover everything from planning to obtaining the building permit / planning permission. Work phase 6 is only relevant if you plan to contract the trades separately. For a turnkey build, this is not necessary.

No, because all relevant building materials, products, performance specifications, technical data, and, if applicable, required manufacturers must be specified. For example, which bricks, insulation, etc. Detailed construction drawings are usually at a larger scale than the design plans (floor plans and sections at 1:50, details from 1:20 up to 1:1).

We have an energy consultant (KFW support) who defines the materials. Isn’t that sufficient?

I have an example image from our friends. Is this plan from design phases 1-4 or phase 5? (Unfortunately, they don’t know either.)

An energy consultant will NEVER determine the materials. Primarily, the structural engineer specifies what needs to be done (depending on many factors to consider). The energy consultant may suggest increasing the insulation thickness. Often, collaboration between the energy consultant and the structural engineer is recommended.
