Dear Homebuilders,

As a layperson in the construction field, we signed our house contract last week.
Single-family home with 146 m² (1,572 sq ft) of living space, 36 cm (14 inch) aerated concrete blocks, air-source heat pump, one-and-a-half stories, hip roof, facing south.
House price approximately 260,000.

I have now studied the KfW standards intensively and am completely undecided about whether to hire a KfW expert to calculate how much additional effort it would take to achieve KfW 55. If this costs less than or just over 18,000, then it would make sense to do it. My thought is whether to use decentralized ventilation room by room (bathrooms, utility room, pantry).
I am not sure how to proceed.
We are building through a developer who does not seem very keen on extra insulation, etc.

Difficult situation.

And why not a centralized mechanical ventilation system with heat recovery?

The first question is whether I should go for the KfW 55 standard. The question of why there is no centralized mechanical ventilation is a good one. We actually like to ventilate ourselves, so I would only install ventilation in the rooms mentioned above, which is probably also cheaper in terms of cost. It doesn't bother us if a noise can sometimes be heard, etc.

One should have thought about that before signing.
Controlled residential ventilation is only effective when centrally installed; decentralized systems are a last resort for renovations.

My builder has probably never installed a system like this before, or at least it was never mentioned in the preliminary discussions. I find that a bit disappointing.

You can certainly ventilate a lot and often in addition to a controlled residential ventilation system (regardless of the type). However, there is a difference between manually ventilating a house of more than 100 sqm (over 1,000 sq ft) and an apartment. (Although, of course, I don’t know what types of residential properties you have lived in so far.)

Well, there’s always a first time for everything, and it’s not rocket science.
