House design
Who designed it?
-Architect

What do you particularly like? Why?

Large living area, master bathroom

What don’t you like? Why?
Utility room quite small and master bedroom small, children’s room somewhat too large

Why is the design as it is now?
The architect implemented the corresponding wishes

What do you think is especially good or bad about it?
Good: large living area
I am uncertain about the half-height window sizes and the swing direction of the doors

What is the most important/basic question about the floor plan summarized in 130 characters?

  • Where could it still be optimized? Would you recommend different window dimensions or sill heights?
  • What do you think is poor or what would you do differently?
  • A partition wall will be added in the walk-in closet. That would theoretically allow watching TV from the bed. I am considering a lightweight wall. I plan to place a 211cm (83 inches) Pax combination wardrobe in the closet. The closet is planned with a raw width of 218cm (86 inches). Do you think 218cm is enough for the Pax once the walls are plastered, or how wide should the rough dimensions preferably be?
  • Is the hallway on the ground floor too narrow?
  • Would you raise the ground level? The house would be 40cm (16 inches) below street level. If I build a terrace into the garden, it would be about 1m (3 ft) difference. You could raise only the house level, resulting in approximately 1.6m (5 ft) difference between terrace and garden. I don’t know anyone living below street level. Raising the garden would probably not be allowed without permits, and affected neighbors likely wouldn’t agree. On the sides of the house adjacent to neighbors, raising is permitted only up to certain limits. I am overwhelmed with the decision.
  • Do you have any ideas for arranging the sofa differently and placing the TV sensibly? My husband doesn’t want the sofa back facing a window. I still need to get used to placing the sofa in the middle of the room.
  • Is the kitchen size sufficient for a nice kitchen with an island?

What do you think about the floor plans?

Floor plan of a single-family house: living/dining area, kitchen, hallway, storage room, cloakroom, WC.

Floor plan of a family home: CHILD 1, CHILD 2, PARENTS, WALK-IN CLOSET, BATHROOM, SHOWER/BATHROOM, HALLWAY.

Architectural drawing: two-story residential house with garage; southwest and northeast views.

Two facade views of a house: northwest and southeast with roof, windows, terrace, and garage.

No – the last drawing (in post #430) before your question showed

In the latest design with the kitchen/living room swap, the door is 1m (3.3 feet). For a double leaf door, I don’t have enough wall space on the left side to close it against.
The front door is 1.13m (3.7 feet). So I thought it might be possible to make the opening from the hallway to the living area 1.13m (3.7 feet) as well. Am I supposed to set the dimensions myself, and not the architect?

Why would you want the door to close against a wall?
I wouldn’t want the living room door to open outward into the hallway. Also, my previous comments referred to the assumed 151 cm (60 inches) wide opening that you wanted to keep open. Now you surprise me twice: first with the old downpipe situation reappearing in the drawings in posts #433/438, including the “beloved” version by the sofa; and then, after all the fine-tuning to the smallest detail, with the admission that the house is not at ground level on the side with the windowed door.

I find it strange to open a door and then have it standing in the room, restricting my freedom of movement. Therefore, I always need a wall for the door to rest against when it's open. I believe the door will be used very rarely.

I don’t have a new drawing yet. I just wanted to show the door situation. I don't want to make anyone scroll back through the thread.

I only recently realized that you can’t exit this way. I thought it might be possible to raise the ground for a path to the terrace, but that’s not an option since there’s only 3m (10 feet) between the house and the neighbors.

Is it theoretically possible to open a stair landing storage room from the side? I can’t find any pictures of that online.

Do you not check such essentials before going into detail? Or is this perhaps a consequence of shifting the house versus the carport?

I personally don’t like the house position either. However, I also wouldn’t mirror it or build such an unnecessarily long garage. With so little space, I wouldn’t build a garage at all. Excluding the western sunlight, though, I consider to be the bigger mistake.

We want a carport. Or rather, I’m considering whether paved parking spaces alone would be sufficient. But somehow, every homeowner seems to have at least a carport. That’s why I feel pressured to build at least a carport as well. It’s mainly planned for extra storage space. Alternatively, of course, a garden shed could be placed in the garden. What would you do regarding parking and how to position the house?
