ᐅ Architect fees? How much did you pay? What is a typical cost?

Hello everyone,

We are just at the very beginning of our planning process. We have now received a quote from the architect for the design of our semi-detached house. €8,100 for 3 design versions (meaning if the house needs to be completely redesigned three times).

What do you think of this price? That would be €4,050 per half of the house. Is this a reasonable price? What did you pay your architect?

We do, but I think that those who want to work with architects from design phase 1 to 8 usually first get a quote from the architect for phases 1 to 4 to see if it fits, for whatever reason.

Most of the time, disagreements happen during the planning phase, not afterward.

That actually makes sense, because: if the collaboration ends after phase 4 of the project, in one case you have a fully completed contract and then everyone goes their separate ways; in the other case, you have a partially fulfilled contract and a dispute about the value of the work done so far.

Let's be honest, what’s the point of the architect including the building subsidy in the calculations? It’s like using the Tesla leasing calculator to figure out if spending €150,000 on a Tesla X makes sense.

I completely overlooked the 4 residential units in 1100 cubic meters (39,000 cubic feet). How do you intend to fit 4 separate units in there? That’s not even 70 square meters (750 square feet) per unit!
