Hello everyone,
we are currently building our single-family house in Mahlow and have to accept some scheduling delays from the construction company. The shell including the roof structure is already completed, and we are waiting for windows and doors.
Additionally, the current situation is affecting progress.
I would appreciate being able to draw on your experiences and knowledge.
The foundation was laid on August 5, 2019. Completion is planned after 12 months. To be honest, I don’t see myself living in the house by August 2020.

Options: Set deadlines, take matters into your own hands
Wild idea: Place an ad to find someone to finish the house.

But what does the construction company say is the reason?
Corona? They can’t get workers because they can’t cross the German border?

Wait a minute... You started with a standard build and today you only have the shell and the roof frame?

What happened in the meantime?

Is there anything specified in the contract about the construction timeline?

Well, in general it states: Completion should be within 12 months after the start of construction (and the start of construction means the concrete slab/foundation, not the contract signing). And as I mentioned at the beginning, they postponed deadlines. It wasn’t due to missing documents, building permits/planning permissions, or anything like that.

Pipe dream: advertise for someone to finish building the house.

You can’t really set firm deadlines. August 2020 is already fixed. In addition, according to the contract, extra time will almost certainly be added for bad weather or other delays (including COVID-19).
If you look for someone else now or take over some trades yourself, you might be liable for damages to your builder.

Talk to the construction company and prepare yourself for the fact that it will just take longer. It’s not really a big problem.

What exactly do you mean by completion? Have you defined that? Are you building a turnkey house? Do you have a construction schedule and a payment plan?
