ᐅ Turnkey Prefabricated House – Is the Total Price Reasonable?

Hello everyone,
great to see so much information being shared here to help out!

My question:
We have a budget of 200,000 for a turnkey house construction (including everything!). This means also garden, earthworks, foundation slab, etc. Please assume fully turnkey!
A basement is not necessarily planned, unless someone can convince me that having one, or even a partial basement, would be more cost-effective.
As I said, the house including all additional costs and everything around it should not exceed 200,000.
The plot of land is separate.
My question: Is this budget sufficient?
Alternatively: Would a semi-detached house be cheaper? I assume I would save only one wall and some land, right?

And—please calculate separately—what additional costs would peat soil add, expressed in Euros?

Oh yes, the total should be about 140 sqm (1507 sq ft). Two-story or bungalow.
We definitely do not want to do any work ourselves.
Of course, we want to move in quickly.

No!
Not even close...
Maybe if you build with a discount provider and choose the cheapest of the cheapest for the interior fittings, and the "garden" just consists of a few packets of lawn seed.
Should the fitted kitchen also be included in the 200k?

I would never choose a semi-detached house; I’d rather go for another detached house.
Reason: Trouble with neighbors is almost guaranteed; plus a lower resale value if the neighbor turns out to be difficult.

Is there a cheaper option?

116m² (1,252 sq ft) "net floor area" (living area is even somewhat less!) but it does not meet the requirement of 140m² (1,507 sq ft)... And the garden is probably not included in the offer either...

I am new here and have a few questions that I didn’t want to create a separate thread for. Since my question fits well here, I’ll give it a try. I hope someone will respond.
Unfortunately, we haven’t found a suitable existing property to buy, so we are considering building a house. Due to the faster completion time, we are thinking about a prefabricated house. Our budget is around 380,000 euros, with about 130,000 euros going toward the land. We are not skilled in construction and don’t have the time to do any work ourselves due to our jobs. Now, some of you here have raised concerns that our financial budget might not be sufficient.

With the 380,000 EUR it should not be impossible to build. Of course, it depends on your expectations and what is included in the price.
380,000 EUR
minus land 130,000 EUR
minus additional construction costs (e.g., permits, fees) 35-40,000 EUR
minus landscaping 15,000 EUR
minus garage???
minus kitchen???
minus materials for self-performed work
= budget for the turnkey house

The idea that a prefabricated house is finished faster than a solid brick-and-mortar house is a misconception. It just suddenly appears. The production also takes a certain amount of time. Just skim through the forum, and you will find a lot of useful information.

The reason is quite simple – even a prefab manufacturer needs the building permit / planning permission without any conditions. Only once this is granted do they start producing the prefab components. A conventional builder, at this point, has the structural engineer calculate the statics (which requires a soil report beforehand) and can then begin construction. The prefab home will be completed roughly at the same time as the closed shell of the conventional build – assuming the concrete foundation slab is already in place. Regarding interior work, both methods take about the same time; depending on the level of finish, they usually need around 3 months. What goes fast with a prefab home is the actual assembly of the building, and that really is quick.

This leaves 180,000 to 185,000 for the single-family house. This means you can plan a detached single-family home / KfW 70 standard with a maximum size of about 120 sqm (1290 sq ft) of living space on a concrete slab foundation.
