Hello dear community!

I am new here, so please forgive me if I haven't included all the information right away. I can provide additional details if needed.

We are currently working on finishing the upper floor and also expanding it slightly. There will be a separate entrance, meaning the parents will live downstairs and we with our family upstairs.

I have roughly followed the guidelines. I hope the information provided is sufficient, but as mentioned, I can add more if necessary.

The basement already exists.

Standard design from the planner?
Which wishes were implemented by the architect?

What makes it particularly good or bad in your opinion?

What is the most important/basic question about the floor plan summarized in 130 characters?

I am basically satisfied with the initial plan. I would like to get some tips from you. I have summarized some important points here:
  • I would like the kitchen and living room to be separated by a fireplace and not have direct access from the cloakroom to the living room. I want the living room to be a retreat room, not a passageway. But I’m not sure how much can be done since the chimney connection is already available. We could extend the angled wall further to gain more space.
  • Do you see an issue if you always have to walk through the living areas to get to the children’s rooms? Considering teenage years?
  • The terrace shown in the plan is much too small. It needs to be at least 30sqm (323 sq ft). Southeast or southwest orientation?
  • The dressing room will be separate from the bedroom since we both work shifts and don’t want to disturb each other when getting dressed.

Floor plan of an apartment with bedroom, room, office, kitchen/living, bathroom, WC, balcony.

Upper floor
Gray walls are existing
East and south sides face municipal streets

I’m aware that the options are relatively limited due to the existing structure. Nevertheless, I look forward to your suggestions and tips.

Best regards

Quickly: I don’t see an issue with that, as long as no secret snack raids take place, since I consider the kitchen a central unit.
I would have a problem with the location, layout, and size of the quiet zone: a small sofa right by the hallway doesn’t really make sense to me. Also, the dining area basically has no space. The kitchen is planned way too large. I also think the island is vastly oversized for the area.

-> More space for communal chilling (at least 4 seats),
Less kitchen. Give up the kids’ bathroom, thus gaining space where it’s needed most -> the open living area.
I would swap the kitchen and sofa area and reduce one child’s bedroom in favor of the open living space.

Thank you for your reply.

Yes, I completely agree with you. I would also reduce the size of the children's room a bit. Perhaps it is possible to extend the living room/kitchen area slightly to gain a few more square meters.

I also think swapping the living room and kitchen is a good idea—I was just a bit concerned about the southeast orientation. But I guess I'm overthinking it.

Having separate bathrooms for children and parents is very important to me.

I fully agree with YPG on all points.
The apartment is too small for a children's bathroom.

I don’t understand anything (that I can imagine being feasible). The plan calls for the demolition of most of the existing wall layouts, as if the house is essentially being "blown up" and rebuilt larger; even load-bearing walls will be removed, and a new load-bearing wall is planned where there is currently no visible supporting wall underneath. One section of an existing wall juts out diagonally. The staircase is being extended in front of the original floor plan; an office branches directly off the staircase, and from there you can only access the apartment’s bathroom through the stairwell hallway. The roof structure is almost completely redesigned as well. A fake? Has someone not been able to wait for April Fools’ Day? ? ? ? ?

We don’t need to worry about that without an orientation specification.
