Hello everyone,
great to see so much information being shared here to help out!

My question:
We have a budget of 200,000 for a turnkey house construction (including everything!). This means also garden, earthworks, foundation slab, etc. Please assume fully turnkey!
A basement is not necessarily planned, unless someone can convince me that having one, or even a partial basement, would be more cost-effective.
As I said, the house including all additional costs and everything around it should not exceed 200,000.
The plot of land is separate.
My question: Is this budget sufficient?
Alternatively: Would a semi-detached house be cheaper? I assume I would save only one wall and some land, right?

And—please calculate separately—what additional costs would peat soil add, expressed in Euros?

Oh yes, the total area should be around 140 square meters (1507 square feet). Two stories or bungalow.

Ask your geotechnical engineer about additional foundation costs...

Thank you for the brief response, which unfortunately doesn’t really help since the reasons are missing. For example, why is a two-story house acceptable but not a bungalow?

How much should I budget for a house without the land? Fully turnkey?

What exactly does this offer include? Or rather, what significant elements are still missing that would make building a house impossible at that price? Asking for clarification...

Based on our experience from several discussions with construction companies, I would roughly estimate:

A 140m² (1,500 sq ft) turnkey house costs around 230,000–240,000 EUR
+ Additional construction-related costs (earthworks, etc.) around 35,000–40,000 EUR (You can find a breakdown from a construction expert here in the forum)
+ Painting, wallpapering, and flooring 10,000–20,000 EUR (depending on your own work)
=> approximately 300,000 EUR plus the land

Landscaping and garage are not included in this estimate yet..

Whether these figures are exact to the euro is questionable. At least it should show you that your expectations are quite different from reality..
