What is the most important/basic question about the floor plan summarized in 130 characters?

  • Where could it still be optimized? Would you recommend different window dimensions or sill heights?
  • What do you think is poor or what would you do differently?
  • A partition wall will be added in the walk-in closet. That would theoretically allow watching TV from the bed. I am considering a lightweight wall. I plan to place a 211cm (83 inches) Pax combination wardrobe in the closet. The closet is planned with a raw width of 218cm (86 inches). Do you think 218cm is enough for the Pax once the walls are plastered, or how wide should the rough dimensions preferably be?
  • Is the hallway on the ground floor too narrow?
  • Would you raise the ground level? The house would be 40cm (16 inches) below street level. If I build a terrace into the garden, it would be about 1m (3 ft) difference. You could raise only the house level, resulting in approximately 1.6m (5 ft) difference between terrace and garden. I don’t know anyone living below street level. Raising the garden would probably not be allowed without permits, and affected neighbors likely wouldn’t agree. On the sides of the house adjacent to neighbors, raising is permitted only up to certain limits. I am overwhelmed with the decision.
  • Do you have any ideas for arranging the sofa differently and placing the TV sensibly? My husband doesn’t want the sofa back facing a window. I still need to get used to placing the sofa in the middle of the room.
  • Is the kitchen size sufficient for a nice kitchen with an island?

Thank you for the great interest in my building project. It’s nice to see so many still following.

We want only floor-to-ceiling windows in the living area because we’re building a townhouse in that style. The terrace will be on the south side only.
This double window door on the west side leads to a path, but not to a terrace. So it’s mainly for light and will probably rarely be used. Also, the door on the far right in the south behind the dining table is there for light and symmetry and is not really meant for going outside.

For completeness, I’m attaching the current design. There will be an updated version soon, but maybe you have ideas I can quickly pass on.

The current house dimension of 10.3 x 10.8 meters (34 x 35.4 feet) does not comply with the site plan. To avoid redesigning the floor plan too much, we will adjust to 10.8 x 10.8 meters (35.4 x 35.4 feet). The hallway shown now on the ground floor will be made wider—it is currently too narrow. It will be 20 cm (8 inches) wider, with 15 cm (6 inches) added to the utility room on the left and 15 cm (6 inches) to the living room on the right.

My husband also expressed concerns about the dark cozy corner. I thought it wouldn’t be that dark because of the surrounding windows, but now I’m worried. I don’t want to end up sitting in a dark spot.
Would it maybe be enough to just place the sofa against the opposite wall? Then the double window door on the west would be in the line of sight. Or would the solution really be to add a window in the TV corner?
What about a narrow, tall fixed glass element measuring 76 x 2 meters (30 x 6.5 feet) in the TV corner, like I marked in red? Would that bring in enough light?
We don’t like panoramic windows that are narrow and quite high up. I don’t want a window behind the sofa either. And to be honest, the neighbors are close on the east and west sides.

By the way: the floor plan will be mirrored so it’s easier to drive into the carport. This way, there won’t be a 1-meter (3.3 feet) difference between the carport and the garage anymore, which should also be cheaper regarding earthworks. This means the living area will only have windows on the south and east sides. I hope it won’t be too dark without a window on the west side.

We like the floor plan. And I need the 10.8m (35.4 feet) because I don’t find anything overly spacious anyway and wouldn’t know where to reduce a few centimeters along the length. I don’t think the office, TV corner, or dining room are too long to cut down much.

Besides, the hallway is too narrow, and in the TV corner, I’d like to have more than 4m (13.1 feet) distance for comfortable TV viewing.

So 10.8 x 10.8m (35.4 x 35.4 feet) makes more sense than 10.6 x 10.6m (34.8 x 34.8 feet).

I'm about to give up on your silly centimeters; they seem to be your pet subject. Do you also immediately go on a diet if the scale shows a half-pound increase?

My (still unanswered) question was: what exactly bothers the building permit / planning permission about 10.30m (34 feet) by 10.80m (35 feet), but not about 10.80m (35 feet) by 10.80m (35 feet)?

And the kitchen... is that the final kitchen layout?
Do you want the cooktop and sink on the island? Then you basically have no countertop space. Is the backsplash wall fully fitted with tall cabinets, or is there countertop space there? I would rather make an extra deep countertop with the cooktop along the wall and only countertop space with the sink on the island. Like opalau did.
