Hello, we are planning our house, which we want to share with my mother (separate apartment approximately 70 sqm (750 sq ft)). We want to maximize the floor area with 137 sqm (1,475 sq ft). Maybe someone has ideas, suggestions, or improvements. We are grateful for any input.

Development Plan / Restrictions
Plot size 459 sqm (4,940 sq ft), 21.5 * 21.4 meters (71 * 70 ft)
Site coverage ratio 0.3
Building area 15.4 * 13.4 meters (50 * 44 ft)
Building line 3 meters (10 ft) and boundary line 5 meters (16 ft)
1.5 storeys
Roof type: steep roof, minimum 35 degrees
Street-facing gable
Maximum heights / limits 9 meters (30 ft)
Other requirements: max 1.15 meter (3.8 ft) knee wall

Owners’ Requirements

2 storeys + expandable attic
Upstairs: 5 people, including three small children. Ground floor: 1 person, mother
Space requirements ground floor
Mother’s apartment: 2 rooms + living room + open kitchen,
separate office with WC.

Space requirements upstairs: 3 children’s rooms, master bedroom, open living and kitchen area, two bathrooms

Office: home office, possibly for visitors

Open kitchen, kitchen island upstairs

What do you dislike? Why? Dark corridor

Why is the design like it is now?
What do you think is particularly good or bad about it? Maximum size utilized, difficult implementation due to sloping roofs

Wardrobes can also be nicely integrated into a (necessary) hallway here.

Personally, I really struggle with missing overall information. I don’t want to or cannot keep searching through pages in this thread or elsewhere for small details about the development plan, site plan, whether the storage room is actually a guest room, how old the kids are, why a bathroom in the office is necessary, or whether the budget suffices when moving to two stories. Then, what the general contractor or builder requires, what budget limits have to be observed, and where there might still be options.

I know you’re probably tired, but please make use of our knowledge.

I suggest starting a new thread with a questionnaire, budget, builder’s requirements, site plan and development plan, personal details, also the age of mother-in-law etc., and the plot itself. Off the top of my head, I wonder why the garage is located on the south side and not the north...

Once the sun comes out (next week), our free time will be needed in the garden. Usually, threads don’t get very far because information doesn’t flow.

Dear Thies, whenever people live closely together, conflicts (or infections ) happen. It doesn’t have to be a massacre, and a compact layout doesn’t have to be an argument.

And a reminder that while family conflicts and other “incidents” represent the peak of my work, fortunately the work triangle also requires other tasks and responses to various crimes over the year. However, I thank you for your attention to my work, which is mostly conducted quietly in the background for the civilian population.

Actually, I was generally satisfied with the floor plan and only wanted advice for or against a construction company.

Honestly, the floor plan is a disaster. Don’t build such a mess! I also don’t understand at all who decided on the 1.15m (3 ft 9 in) knee wall height and why?

The 1.15m (3 ft 9 in) was set by the seller because it is a development area where everything should look as uniform as possible. However, since a large part of the area is already built on and not really uniform, the question arises to what extent this is legally binding.
