Hello,

we have purchased a plot of land near Stuttgart and submitted a building permit application. Unfortunately, the cost estimates keep increasing.
The project is a single-family house with a living area of 250 m² (2690 sq ft), including a double garage and basement, KfW40+ standard.

Can anyone recommend a construction company in the greater Stuttgart area?

I’ll quote from my previous post:
“Schwabenhaus -> in the first 10 minutes, the competitors were criticized, then 10 minutes were spent talking about the advantages of Schwabenhaus, followed by a presentation of their financing services and best conditions, and then some discussion about the house itself. That’s when we immediately ruled them out.”

We really liked the new show home in Fellbach. During our first visit, we started talking to a salesperson who immediately promoted all of Schwabenhaus’s services, from land acquisition support to financing options. We then scheduled a meeting. As described above, the first 10 minutes focused on pointing out the downsides of the competitors and where to be especially cautious with them. Then 10 minutes were spent presenting Schwabenhaus, quickly moving on to financing services. We made it clear that, at this stage, we were mainly interested in the house and the price. After that, they reviewed a few floor plans with us and gave a rough price estimate. Then came the statement that prices would be increased soon and that we could secure the current price with a preliminary contract. That was when we decided to politely end the meeting and leave.

We considered giving it a second try with a different salesperson, but there are mixed reviews about Schwabenhaus online as well. So we decided against it.

That’s just my personal opinion. They probably build good, attractive houses, but their approach put us off.

Oh dear, that matches our experience, except we were foolish enough to take it one step further.

In our case, an advertisement on Immoscout—which I am now firmly convinced was not entirely accurate—was used to generate interest in our area. It worked at least for us. However, the plot was suddenly sold very quickly, so we were directed to a new plot through a fantastic land service. They claimed that almost every town hall has a contact person (of course, we didn’t believe that right away, but that’s how they approached us).

We were sweet-talked and blinded by the same cliché: that prices are rising and that by signing a preliminary agreement we could initially secure the price, although it was non-binding and we could back out at any time. That’s the part where we should have just stopped. But we didn’t.

The financing service, which claimed many years of experience and promised us great terms, turned out to be an absolute nightmare. No clear answers to direct questions, constant back and forth, and eventually, offers that were completely unacceptable. On several occasions, it was implied that an internal financing proposal was ready, but the final processing would take place a month later due to the interest-free allocation period, yet we could definitely proceed with the notary and also waive cancellation rights so we could start planning the custom house with the architect...

The story goes on with many ups and even more downs.

I genuinely believe that Schwabenhaus itself is not a bad company and builds good houses—we were impressed by the show home in Fellbach. I am actually convinced the sales department is the problem here. Our sales representative from Heilbronn is a separate company exclusively brokering for Schwabenhaus. Accordingly, the office is clearly branded with Schwabenhaus colors and logos, but the door clearly displays a company name with the salesperson’s surname.

We were seriously deceived by these people on two very important points; the financing service was anything but professional—promises were not kept, and promises were made that could not be fulfilled.

Fun fact: I showed the floor plan and house from Schwabenhaus to my house bank, and they said they would not finance it. The internal valuation at the bank was below the figure the sales team had listed as the house price.

As of now, our lawyer is handling the matter. From Schwabenhaus headquarters’ perspective, it seems like we arbitrarily canceled everything and that everything was fine. They are not interested in the sales issue since that person is not their employee, and now they are demanding damages from us... Yes, we share some of the blame for being dazzled and deceived. But we avoid them like the plague, and we currently strongly advise everyone in our circle who wants to build—and who was considering Schwabenhaus—to stay away as well.

That’s why I was interested in your experience; our lawyer had already asked if there were similar cases online or elsewhere. At least the initial part matches.

Unfortunately, these issues are widespread across the industry. Employed salespeople are very rare, and show homes—often overlooked by buyers—are frequently not built by the companies that actually offer those products. The prefab house market, unfortunately, is heavily working to largely clean up its reputation :-(
