we are currently planning a house with a double garage located at the corner of two neighboring plots. For cost reasons, it will be a sheet metal prefabricated garage.
In Germany, it is allowed to position a garage directly on the property boundary or one meter (3 feet) away, so that weeds can be removed without having to enter the neighbor’s property.
I called a garage manufacturer yesterday, and they told me that the gutters protrude 10cm (4 inches) beyond the garage wall and are always on the rear side of the garage (opposite the door). This means that the gutter would be on my neighbor’s side.
It is clear that the gutter should not extend onto the neighbor’s land, but then the garage wall would be 10cm (4 inches) inside my property boundary, and if the neighbor already has a fence there, a 10cm (4 inches) wide strip of weeds would form that I cannot maintain from my property.
What is the legal situation?
How should the garage be positioned in this case?

Even the building authority cannot always provide an answer. They usually refer you to a specialist who is knowledgeable about building regulations. At least that was my experience.

Who approves your building applications? An independent architect, structural engineer, construction technician, or lawyer? The staff at the building authority should be able to provide information on these matters. That is, among other things, what they are there for. 🙂
