Hello, I am currently planning to build a semi-detached house for rental purposes.
The house width must not exceed 15m (49 feet), but I have flexibility in the length.
Orientation is northeast.
It will be a standard house made from 36.5cm (14 inches) aerated concrete blocks, with either an air-to-water heat pump or ground-source heat pump, mechanical ventilation with heat recovery, and a pitched roof or hipped roof (nail truss).
I have a few questions regarding improvements.
Ground floor: Should I swap the kitchen and living room? If yes, do I also need to swap the bathroom and bedroom on the upper floor?
Upper floor: Should I keep the small 4.5sqm (48 square feet) room as an office/dressing room or plan it as a children's bathroom and allocate the main bathroom to the parents?

Before the purchase, I commissioned a soil survey. The result showed no signs of contamination. The basement was removed and filled with compactable material. The recommendation for the foundation is to excavate the fill material up to 2 meters (6.5 feet) deep and reapply and compact it in layers, with the upper 60 cm (24 inches) backfilled and compacted using 0/45 crushed rock.

Okay, a few points to discuss:
1. What about a basement?
2. What about using the attic as an expansion reserve? -> Staircase
3. Parking spaces for 6 units = 12?! These need to be planned.
4. Should all 3 houses be identical?
5. Can prospective tenants possibly request customizations?
6. What does the development plan actually allow?
7. Where will the heating outdoor unit be placed? (Please not on the terrace). 1. No basement (1st: cost, 2nd: neighbor basements protrude 1m (3 feet) above ground. Groundwater?)
2. I want to keep the living area around 140-150 sqm (1500-1600 sq ft) to keep it affordable for “normal tenants.”
3. Parking spaces will be in front or on the side of the houses (distance between houses is 6m (20 feet)).
4. Yes, triplets with mirrored floor plans.
5. As long as it does not affect the structural integrity, yes.
6. Almost anything is allowed, mixed-use zone, construction follows §34 (permit for 2 full stories).
7. Most likely a brine heat pump, as I have a drilling company offering good rates, and they give me a discount starting at 600 meters (2000 feet) of drilling. In addition, funding from BAFA will be applied for.
