Hello everyone,
I am taking over a plot of land from my parents that has a small house ready for demolition.
I want to build a new one on it. However, I lack fundamental knowledge.
Questions range from... Insurance topic: How should I insure the house demolition to cover potential damages to, for example, neighboring houses?
to How much can the entire project cost without risking over-indebtedness?
and up to: Does it make sense to hand over demolition and construction to a company?
What should the scope of work look like when the house is demolished (demolition and removal—this term can mean different things to different people)? What does a professional demolition look like in order to be able to build new afterwards? ..etc.
Will I get answers to these questions in an appointment at the consumer advice center?
Can they provide me with basic knowledge?
I am just starting out, and I really don’t want to approach this with half-knowledge.

What I can take away from this so far is that, as first steps, the land should be transferred into my ownership; I can confidently entrust the demolition to a professional demolition company (after several inquiries); I should consult the city regarding building permits / planning regulations; and then get in touch with professionals or developers to get a better sense of the process. These are simply first steps that help me.
If I have further questions, I should not hesitate to ask here. Thank you very much for that!

If the land belongs to you, it is not a developer.
Run processes in parallel.
Although we searched for and hired the demolition company, the general contractor (builder) submitted the demolition permit application and coordinated with the demolition contractor.
The developer provides the house with the land.
I would avoid a consultant who is not entirely independent (the one who pays decides). I see more disadvantages than advantages.
Many things that overwhelm you now are easy to solve. Take your first steps.

What good is an expensive plot of land with costly demolition if in the end you are only allowed to build a small cabin that you don’t even want to live in?
