Scorp05Hello,
Our family is currently planning a multi-family house with 6 apartments in the greater Stuttgart area. The building footprint is defined by a relatively small and therefore fully utilized plot. At the moment, we are not satisfied with the bathroom and the children’s room in the following apartment. We have considered two alternative options. What do you think? (The options have not yet been detailed). In the sketch below, south and a street are indicated.

Phew – neither of these apartments really measures up, but in Stuttgart, everything is rented anyway.
Regarding option 1, a child's bedroom with a clear structural width of 2 meters (6.6 feet) is quite narrow. According to the DIN 283 standard from 1983, which was withdrawn, that wouldn't even qualify as a room since back then rooms had to have a minimum width of 2.10 meters (6.9 feet).
If you subtract the balcony areas, apartment 2 still has 78 m² (840 ft²) and apartment 3 only 66 m² (710 ft²). Given current standards, I would consider a 2-bedroom apartment more reasonable in this size range.

The house structure results from a relatively small plot that is therefore fully utilized. What does that mean (floor area ratio, net floor area ratio, etc.)? The options also seem, to me, to exceed the limits in the other apartment, which was actually not the subject of the question.

Take a look at this thread: https://www.hausbau-forum.de/threads/mehrgenerationenhaus-mit-tiefgarage-für-3-Familien.30444/

Aside from the fact that 2 meters (6.6 feet) really does not provide a living space feel, and that with this width you cannot place a standard 90 cm (35 inch) bed next to a living room door, I would shorten the bathroom by one meter (3.3 feet). This would prevent the corner of the room from feeling threatening to anyone entering and also create some space in the entrance area. This kind of "space" is, of course, necessary everywhere – otherwise, you have an access that feels like a narrow tunnel (in this case: the bathroom).
.........
Reset: I am now looking at the options and the current situation (IST):
I would consider the current situation (IST) to be the best design. The kitchen would also be somewhat easier to use in this layout.
