ᐅ New Single-Family House Construction ~160 m² plus Basement – Initial Design

Hello everyone, we have purchased a plot of land and would like to start planning the construction.
The plans were created by myself. We do not have any offers yet, but we plan to visit home builders in the next few weeks.

Office: family use or home office? Home office for both

What do you dislike? Why? The walk-in closet is not perfect.

If you had to give up anything, which details or additions
- You could give up: basement, but then larger footprint
- You cannot give up: 2 workrooms

Why is the design the way it is now?
Standard design from a planner? The basic dimensions are based on the Maxime 610 model by Viebrockhaus, with additional influences

What is the most important / fundamental question about the floor plan, summarized in 130 characters?
We already like the floor plan quite a bit. The walk-in closet upstairs is still not ideal. Possibly the entrance could be through the bedroom, which would create more space in the closet.
Windows in the basement have not yet been included in the plan but are, of course, intended.
We would just like to hear some opinions on this since we are completely new to building.

I think it’s okay. The elevations will probably need some more work—specifically optimizing the windows. It’s not ideal that you immediately run into a wall when entering the office, but if that doesn’t bother you...

The children’s room feels a bit narrow, partly because of the long sloping roof within the room.

Tip: if a double casement window is planned above the toilets, it might be possible to move it closer to the exterior wall.

I keep bumping into the narrow space at the foot of the bed. If the bed is 2.20 meters (7 feet 3 inches) long and the plastering makes the room even narrower, it can get quite tight.
Combined with the rather narrow walk-in closet, which you have to go through several times a day, I’d probably end up falling asleep on the sofa more often.
Overall, the rooms upstairs don’t feel well-shaped. If it was just one awkward corner, you could overlook it, but having a corner plus two room ducts plus the closet duct is, in my opinion, something that should be improved.
I’m going to blame the staircase for this. Or consider placing the parents’ area on the west side, and the children’s rooms and office on the east side instead.

Then there’s the kitchen... I know the kitchen layout from Viebrockhaus (we copied their window row): do you feel comfortable in the space? Do you cook often? I do... both... and I definitely wouldn’t feel comfortable with that island, since the person standing at the island is in a thoroughfare and is quite exposed from the side, although there is a wall to one side... that feels unsettling.

It’s from the Wohnidee House Edition 425 in Bad Fallingbostel.

We found the kitchen there very good. It’s “modern open” but you can also separate it with sliding doors.

And yes, of course we like and cook often. At the moment it’s quite open at our place, so the whole house always smells...
