Hello,

we have purchased a plot of land near Stuttgart and submitted a building permit application. Unfortunately, the cost estimates keep increasing.
The project is a single-family house with a living area of 250 m² (2690 sq ft), including a double garage and basement, KfW40+ standard.

Can anyone recommend a construction company in the greater Stuttgart area?

We also had the following on our list:
  • Fingerhaus – Quite okay, but it wasn’t enough for us
  • Fertighaus Weiss – The most thoroughly developed offer of all, with great ideas, but unfortunately also on the higher price side (consultant Mr. Mitten...)
  • Rikker Holzbau – Good advice, but pricing was way out of range (almost in the Fermo price category)

Hauser seems to either have too few salespeople or too many customers. I requested an appointment on Monday and have not received a response until today. I also called in the meantime, and they always wanted to connect me to the sales staff, but they were constantly busy. Then today I finally got a call back, and the next available appointment would be early to mid-March—oops.

This unfortunately shifts my schedule a bit because I had appointments with the other providers last week and this week, and all promised to get back to me within 7-10 days with feedback including pricing.

I will also complete the list:

Prefabricated Houses / Timber Construction
  • Albert Haus -> purely an informal conversation, very pleasant, but we have put it on hold for now
  • Schwabenhaus -> the first 10 minutes involved criticizing competitors, then 10 minutes discussing Schwabenhaus advantages, followed by the finance service and best conditions, and then some talk about the house itself. They were immediately out for us after that.
  • Hanse Haus -> so far the best contact. There was a lot of discussion about costs and our wishes, always bringing us back down to reality. Expensive extras were not pushed on us but critically questioned as to whether they were necessary and sensible. Our wishes were directly noted as extras including costs to show us the additional costs per item. The offer is now available, unfortunately above our target budget. Much was recorded, but I still see some extras (more power outlets, more LAN sockets, electric roof windows instead of regular roof windows, etc.) that would move us further away from the budget.
  • Bien-Zenker -> also very friendly contact; we talked a long time about the advantages of Bien-Zenker and then went through our ideas for each floor. Possible floor plans were also drawn (on paper) and discussed right away. However, at the end I missed a clear idea of what exactly had been recorded and how prices would be calculated. We are supposed to receive the costs in a second appointment.
  • Bittermann & Weiss -> also a pleasant contact and a well-structured conversation. Our wishes were noted and recommendations given directly. If one of our ideas was unreasonable, this was stated immediately along with an alternative suggestion. The marketing part of B&W was completely missing, which we appreciated. We should receive the price calculation in the next few days.
  • Fertighaus Weiss -> we liked the YouTube video about their new show house very much, but there is a lot of negative feedback about them. There are several reports that shortly after moving in many things broke or even damp walls were present. This is currently deterring us from making an appointment.

Solid Construction Providers
  • Haus der Handwerker -> as mentioned before, the conversation was very pleasant but overall did not meet many of our expectations. There was a lot of talk about the house but in the end, not really about details—rather we were told that all that can be discussed later. They strongly emphasized the advantages of HdH and that many houses are built by them in the entire district. The price calculation is still pending.
  • FERMO -> as already mentioned, a very good impression of the house and the team. At times, they seemed a bit “aloof,” and we felt uncomfortable mentioning a “normal” and “more affordable” house in the conversation. Their standard is very high quality and includes many things, but the price is high-end. After adjusting for features, we were around 100,000€ (about $110,000) over the Hanse Haus offer and the initial price indications of the other providers.
  • Hauser Massivbau -> appointment still pending (see above)

It was similar for us; there were also four weeks between initial contact by email and the first on-site meeting. That was exactly one year ago, and by now the shell including the basement, windows, roof, and insulation is completed.

I have also inquired with Talbau, as they seem to offer good quality and are not too large.
I researched Fertighaus Weiss as well, and from my perspective, they have a disproportionately high number of negative reviews. In most cases, the managing director doesn’t even respond, and the situation often escalates to legal disputes. That feels too risky for me.

On the solid construction side, I would like to add another supplier.
Does anyone have experience? Can anyone make a recommendation? I would appreciate any tips.

Sorry, I had overlooked Köhler and only focused on FERMO. Thanks again for the kind tip—I will look into the company and get in touch.
