Hello everyone,

we will begin building a single-family house at the end of August and I would like to share our current house plan here.

House Design

What do you particularly like? Why? staircase in the living/dining area
What do you not like? Why? window layout, living room feels like an “extended” hallway due to sofa placement
Estimated price according to architect/planner: ~361,000 euros (excluding garage, additional construction costs)
Preferred heating technology: air-to-water heat pump

If you have to give up, which features/finishes
- can you give up? not yet considered
- cannot do without: electric shutters, blinds in living/dining area and kitchen, staircase in living room, so-called T-solution in the bathroom

I would like to emphasize that these are still some of the first drawings. The furniture, kitchen, etc. have only been placed as placeholders for now.
It should also be mentioned that the main entrance can only be on this side, as we have a “small” driveway at the edge of the plot in front of the garage.

In short, what I am not completely satisfied with in the current plan:
- window distribution
- living room, because the sofa can only be placed this way due to the casement window

I am very grateful for any further tips or criticism!

Personally, I prefer a lot of natural light by the sofa and can manage in the kitchen without a window above the countertop. Others might prefer the sofa in a cozy “den” instead.

Hello everyone,

Thank you very much for the numerous responses and points of criticism. I will try to consider all ideas and discuss them with the architect.

Here are a few comments on your feedback:
- It was very important for us that the living room and dining area face the garden, which is oriented to the south.
- We wanted to place the pantry and especially the utility room far away but still close to the kitchen. However, I think—although I will only know later—that walking an extra 2 meters (6.5 feet) after shopping won’t bother us.
- We can’t really change the overall orientation and entrance of the house. It’s quite possible to have a garden surrounding the house on all sides, and we have only a 5-meter (16.5 feet) wide driveway at the front corner of the property. This means that if we put the garage on the other side, we would need to pave a very large driveway.
- So far, the windows have only been used as placeholders. I really liked the very narrow windows with blinds, but it’s still unclear whether they will be installed.

We have noticed that a floor plan with a side entrance and no basement is somewhat more difficult. In our view, an entrance facing the garden is simpler.

I also understand that everyone might find something to criticize in every design. We don’t like 90% of the plans shown here either, but I appreciate every tip.

Well, in my opinion, the living room is used about 90% of the time for watching TV while I’m active in the kitchen and would therefore rather have natural light there. It was also important to me to have the kitchen close to the terrace. But that’s a matter of taste and was already a huge point of discussion in our floor plan.
What would work better in that case is the kitchen island. Where the kitchen is now, you can definitely forget about that.

And instead of the open space above, make a storage room for cleaning supplies, etc. You hardly have any storage space in the house anyway.

It’s not really about the walking itself (although as a homemaker I prefer the storage room or kitchen to be quickly accessible), it’s about the fact that you will be rushing all residents through the house, which should be avoided. Everyone wants to carry out their personal daily routines without being disturbed, whether that’s having coffee at the dining table or relaxing on the sofa.
You know by now that the kitchen is not suitable as a passageway either.

No! Just turn the car 90 degrees to the left and then access the garage that way.
By the way, we don’t know where the garden is located or what kind of neighboring buildings might be an issue… unfortunately, the site plan is missing.

I completely agree.
However, I get the feeling that those who spend the least time in the house or cooking (more time at work instead) don’t really understand. For them, the living room traditionally includes the panoramic window, lounge area, TV, and terrace—gin and tonic included.

I see two bathroom drains, both poorly positioned: one would need a downpipe where @chrisw81 would probably place a small piano, and another where a bonsai oleander finishes the kitchen area. Yvonne seems mistaken about the cardinal directions due to the floor plans being oriented roughly southward.
