Hello everyone, now it’s our turn. We’ve read a lot and heard much about circulation paths and related topics. Now we would like to know what the experienced but also critical community thinks about our floor plan. So please type away and give us feedback on the layout. Thank you very much.

What is the most important/basic question about the floor plan in 130 characters or less?

What do you think of the floor plan? How do you find the number and arrangement of windows? What is good and what could be improved? How could the fireplace flue (by the way room-air-independent) be solved? And anything else we might have missed

I don’t really understand that. There are not only heating fireplaces. A chimney can also simply be there to add some coziness to the house. I never said I wanted to use it for heating or anything like that.

And what did you use to trace the plans then?

If you have the exterior dimensions as well as the position of the walls and their thickness, you can calculate the inner measurements as well. However, in practice, it’s usually not exactly one to one.

@ypg – Thanks… we’ll need to make some changes here. I’ve already considered replacing the staircase with a quarter-turn staircase (is that the correct term?). Additionally, I will slightly adjust the room layout as mentioned earlier. The corner space was originally intended for the wood storage – but that will be modified as well.

Many thanks for all the — admittedly very critical — comments. Hopefully, we will take them into account during the planning phase.

I also think the space between the kitchen island and the sofa is too tight. There should still be a walkway next to it, even when people are sitting at the table. At the moment, it looks like there’s about 3m (10 feet) total width, which might be a bit too narrow... maybe the sofa doesn’t need to be that wide?

I also see problems with the length – if you want to go outside, whether through a kitchen-dining (KD) door or (which might be better here) a sliding patio door, you need to place the table about 1m (3 feet) away from the door, and in the area near the living room door there should also be at least 1m (3 feet) clearance to the table. Since you have 3.99m (13 feet) available, the table can be a maximum of 2m (6.5 feet) long, and no one can sit at the ends. I would say that means a maximum of 6 people comfortably, or squeezed, 8 people seated along the sides.

I don’t think the house is wide enough for this layout of kitchen – dining area – living area all in a row; perhaps an L-shaped arrangement would work better here?

By the way, what costs 410,000 in this house? It’s not even that large.

How is it possible to operate a fireplace without automatically heating the room?
This is a serious question. In our future home, there is a connection for a fireplace that has never been used. However, I wouldn’t want to place a fireplace right next to the sofa or dining table because it would get far too warm there.
A colleague of mine installed a fireplace in his new build about 10 years ago. In hindsight, he admitted it was a mistake because the underfloor heating responds too slowly, and with the fireplace on, the living room gets much too warm.

I can’t confirm that. We also have a 10 kW fireplace, and after about 2 hours of it running, the room temperature only rises by about 1–2 degrees. You can even sit comfortably right next to it. It’s a three-sided fireplace with a lot of glass area...
