What is the most important/basic question about the floor plan summarized in 130 characters?
- Where could it still be optimized? Would you recommend different window dimensions or sill heights?
- What do you think is poor or what would you do differently?
- A partition wall will be added in the walk-in closet. That would theoretically allow watching TV from the bed. I am considering a lightweight wall. I plan to place a 211cm (83 inches) Pax combination wardrobe in the closet. The closet is planned with a raw width of 218cm (86 inches). Do you think 218cm is enough for the Pax once the walls are plastered, or how wide should the rough dimensions preferably be?
- Is the hallway on the ground floor too narrow?
- Would you raise the ground level? The house would be 40cm (16 inches) below street level. If I build a terrace into the garden, it would be about 1m (3 ft) difference. You could raise only the house level, resulting in approximately 1.6m (5 ft) difference between terrace and garden. I don’t know anyone living below street level. Raising the garden would probably not be allowed without permits, and affected neighbors likely wouldn’t agree. On the sides of the house adjacent to neighbors, raising is permitted only up to certain limits. I am overwhelmed with the decision.
- Do you have any ideas for arranging the sofa differently and placing the TV sensibly? My husband doesn’t want the sofa back facing a window. I still need to get used to placing the sofa in the middle of the room.
- Is the kitchen size sufficient for a nice kitchen with an island?
What do you think about the floor plans?
As parents, I would also choose the larger bathroom since you will probably live in the house much longer. As mentioned before, the bed should be positioned so that no one has to walk past it to get to the bathroom or walk-in closet. Start planning the kitchen right away so you won’t regret it later when the walls are already built. Although it’s not a small kitchen, I don’t see a large island there. How about swapping the sofa area and the kitchen?
Most of it has already been said. I just want to add that, in my opinion, a third shower on the ground floor is pointless. I would get rid of it and instead enlarge the cloakroom.
The position of the sofa is also a bad idea. This way, two doors won’t open properly. Please draw it more realistically! I would replace the doors behind the sofa with windows.
I would reconsider the bathroom design from scratch. Otherwise, I think Tamstar’s changes are quite good.

It's commendable that you want to make the children's rooms so large, but the bedroom just doesn't work.
55cm (22 inches) structural opening next to the bed is obviously a bad joke...3.55m (11 ft 8 in) structural opening... 75cm (30 inches) on each side for a 2-meter (6 ft 7 in) bed. That's just acceptable. For a 180cm (71 inches) bed, it would be 85cm (33 inches)... which is fine.
Once again, I’m surprised by how wrong one (I) can be. I never would have thought that the slope of the terrain on the drawing is 2.5m (8 feet 2 inches).
Overall, I like the design! As already mentioned, I would swap the bedroom with the walk-in closet. I also agree with @kaho674 and would skip the shower on the ground floor. Make the window a bit larger!
@ypg, I agree with you, the room width works.
