ᐅ Optimal House Orientation for a North-Facing Lot

Hello everyone,

I need some help deciding the best way to position our house. The plot size is 498 square meters (5358 square feet). The house should be around 150 to 160 square meters (1615 to 1722 square feet). We have only roughly drawn it on the plan; the foundation slab dimensions are not fixed yet. The garage can be built right on the boundary line, but otherwise a setback of three meters (10 feet) from the property lines must be observed. We have now sketched two ideas. Could you tell me which option you prefer? If you have any other suggestions, I’m open to those as well. Our plot is the last one on the street opposite No. 14. It was probably about whether there is a sidewalk with a curb in front of the house. Where you want to drive in, the curb must be lowered accordingly.

I think I didn’t express myself clearly. What I meant is that it depends on where the garage is located because then the entrance on our plans changes, and with it the orientation of the rooms. Regarding my mom’s wishes, I’m happy to take advice from her, but if we don’t like it, it won’t be implemented. I just wanted to explain why one design shows a double garage and the other a one-and-a-half-car garage.

Oh, thanks for the explanation. No, there is no curb on the street. You can imagine it like a shared street without a dedicated sidewalk.

Many homebuilders imagine it as being flexible about where on their property they can drive. Then someone with a sense of humor might put a streetlamp right there, just because there isn’t a parking bay available nearby. But in your case, it’s probably not like that; I assume it’s a turning area.
