Hello everyone,
For the construction of our single-family house with a garage, we currently have an architect involved.
However, since progress is slow and we have to take care of most things ourselves anyway, we are considering removing the construction supervision, which costs a total of 14,000 euros, and either managing it ourselves or hiring an expert to do it.
If anyone has any opinions, information, or experiences regarding this, I would be grateful for any feedback.
Best regards

Häuslebauer4022 Aug 2012 09:29The 14,000 EUR is a realistic amount for your total construction cost if the architect handles it.
The architect charges according to their official fee schedule or is required to do so. At least that’s what architects told me when I inquired about construction supervision, although I am convinced that architects can also make fee agreements outside the fee schedule. After all, lawyers do that as well.
If I were you, I would limit construction supervision to the acceptance of individual construction phases and get a quote from an external expert for this. That will definitely be more cost-effective.

Bauexperte22 Aug 2012 12:51Hello,
To be honest, I don’t really understand these discussions about the costs of professional and independent construction supervision. Every service is worth its price, and the people who take on construction monitoring/supervision have studied for it and need to continuously update their knowledge.
Regardless, anyone investing their hard-earned money in building a single-family home should definitely not cut costs here. If there is any hidden error within the trades, this investment pays off. It is always cheaper to fix such mistakes promptly than later in the construction process. Better to skip the often-mentioned kitchen here and buy it later when the current budget allows for both investments.
Kind regards

Thank you for the response, Bauexperte & Häuselbauer40.
We received a complete offer from our architect—with plans, detailed construction drawings, and site supervision, the total cost was 37,000 euros. We have been working with the architect since last October. We could have started building by mid-June.
Then suddenly problems arose with the sewer connection depth, and the tender process was started too late—the structural engineer would only begin work on September 1.
All of these issues are causing delays to our construction project. In my opinion, we had enough lead time to schedule everything properly.
Additionally, we are hiring local companies for the construction (rural area), and I hope that a certain level of quality can be expected.
It is also worth mentioning that I still have to intervene repeatedly to ensure that everything happens on time—I actually hoped to avoid this and that the architect would handle many issues independently, so that in the end, we only had to choose the materials, colors, etc.
This ultimately led me to decide to remove site supervision from the package.
If it then turns out that the architect only shows up for about 10 minutes once a week to check in, I find the price really overpriced.

Häuslebauer4022 Aug 2012 22:31Construction expert, with all due respect to the civil engineers and other professionals educated in this field, in my opinion, a total of 14,000 EUR is not proportional to the services provided for construction supervision.
