Hello,

Would you partially forgo openable windows in a new build with controlled residential ventilation? More fixed panes or only casement windows instead of tilt windows?
Manual ventilation is no longer desired then.

If you have skylight strips, I would recommend fixed glazing. Otherwise, everything should be operable, if only for cleaning purposes.

We made the mistake of installing two fixed floor-to-ceiling window panels in the living/dining room.

All our glass surfaces (except the fixed panel next to the front door on the north side) have roller shutters.

The two fixed panels are really dirty from all the construction dust in the new development area. On one of them, a few insects had settled while the shutter was rolled up. Now their crushed remains are stuck on the inside. This means you sit at the dining table in the evening and can comfortably look at the squashed insect carcasses...

Fixed panel without roller shutter: yes
With roller shutter: never again...

You could take the roller shutter slats out of the housing at the top and clean them. Just a tip.

A mechanical ventilation system does not replace the need to air out rooms, especially not during the first year after moving in. I would always recommend having all windows designed to be openable.

I had one window fixed with safety glass (for security reasons). I wouldn’t want it like that anymore; having a window that can be opened is easier to manage.

There are cleaning aids with magnets that allow you to clean the roller shutters simultaneously from inside and outside.
