Dear members,

I have the following question:
I am considering tearing down the old, dilapidated barn on my property and replacing it with a double garage that includes an attached hobby/workshop/storage room of about 20 sqm (215 sq ft). The barn has a footprint of around 120 sqm (1,292 sq ft), no foundation, and is in poor condition. The new building will be constructed as a solid structure (the electrical connection can be taken from the nearby single-family house, water is not needed) and will likely require a slab foundation due to the soil conditions. I am wondering roughly how much this project might cost (demolition/planning/construction) and where to start with the “planning.” It is permitted by building regulations. Should I first look for a financier with my vague ideas, or first consult a structural engineer to design the building? So many questions…

First, make a plan to estimate the costs. I think it will be around 40, or rather 50, thousand euros. From 50,000 euros, mortgage financing becomes an option. A fully matured, small home savings contract would also be helpful.

How large is the total size going to be? It’s not intended as living space, right?

No, not for living. Detached, double garage with a shared driveway. As mentioned, the hobby/workshop room should be about 20 sqm (215 sq ft). I was thinking quite simply of a rectangular floor plan.

120m2 (1300 sq ft) is the size of the old one. Should the new one be the same size? Then it would probably cost between 80,000 and 100,000 euros.
