Exclusive windows, high-quality floor and wall coverings, spa and bathroom features, acoustic ceilings... easily add up to a thousand per square meter (about 93 per square foot) difference. And that’s without any “smart” installations or accounting for the site conditions. Why not conduct a survey to see how many homeowners actually have any of these features? Then you’ll understand why they don’t need to be taken into account here.
For most people, the question is not whether they can afford a spa or acoustic ceilings, but whether they can afford to build a house at all. In this context, such a survey is quite reasonable. However, the year of construction should definitely be taken into account due to the rapidly rising building costs. Prices from 2012 are simply no longer relevant for 2021.

Why not conduct a survey to find out how many homeowners actually have any of the listed features? Those were just examples. I don’t have a spa or smart home myself. Alternatively, you could look at the feature lists of more affordable prefab house providers and developer offers. I wonder how many homeowners avoid even those lists?
The comparison benchmark remains just as meaningless as the price per meter or horsepower of a car.
By the way, I haven’t implemented everything from the Lidl list either.
Then you just end up with some houses having gold-plated faucets and some having radiators, so it should balance out. The majority will probably build a typical single-family house, sometimes with more and sometimes with less extra features. Just exclude the extremes, and a trend will emerge. And if someone doesn’t like the survey, they don’t have to participate. I don’t understand the discussion.
The survey is poorly designed. There are many individual steps towards the lower end, but it stops already at 2100. It should have been divided into ranges, with an upper limit of at least 2800.
I just recalculated my house and came up with 2500 instead of 1800, depending on what I include.
It is not clearly defined in the opening thread.
