I am completely new here and hope to get your feedback on my house construction plans.
I am still in a very early planning stage. If everything goes well, the house should be completed by autumn 2013.
The budget for house and land is 140,000€. Let me list my thoughts in detail:
- Plot of land 700 sqm (square meters) (7,535 sq ft) on the outskirts (not yet developed), which I get from my parents for around 20€/sqm (about 2 USD/sq ft). 15,000€
- Development costs, notary, taxes (according to the municipality website 17€/sqm (about 1.6 USD/sq ft) for development) 15,000€
= 30,000€ for building plot total
- Prefabricated house "shell and core" 110–130 sqm (1,184–1,399 sq ft) with flat roof/hipped roof (these almost flat roofs mean no sloping ceilings = more usable space) 80,000€
- No basement
- Concrete slab foundation 5,000€
- Kitchen 10,000€
- Bathroom / tiles for kitchen and hallway (material costs only, my father is a tiler) 5,000€
- Carpet / laminate flooring 120 sqm (1,292 sq ft) / 20€ per sqm (about 2 USD/sq ft) 3,000€
- Garden (initially) 5,000€
- Other costs 10,000€
= 113,000€ total for the complete prefab house
I have already read a lot about shell and core houses online; every provider defines this differently. My definition is:
- Heating installed
- Sanitary pipes laid (at least up to the bathroom wall)
- Plastered, sealed
Basically, only floors, bathroom, and kitchen installation remain, plus sanding, filling, and painting the walls and ceilings.
My family and I have quite some practical skills, so this should not be a problem.
Over the next weeks, I will visit all known local developers in my area, 91315 Höchstadt/Aisch / Bavaria:
- Dennert ICON
- Lechner Massivhaus
- Röckelein RÖWA

A "true" expansion house (unfortunately there is no binding definition here) usually consists of the sealed building envelope: masonry, roof structure and roof covering, as well as windows including the front door and exterior plaster/cladding.
With "my" definition of an expansion house, you would likely have to add several thousand euros more.
Overall, I consider your price expectation to be rather wishful thinking, even if the family appears to consist almost exclusively of tradespeople.

I assume you also want to have electricity installed? That seems to be missing from your list, and I think there are still some other things missing as well. Don’t rely on the online prices you come across. Make sure to get a detailed building specification, and anything not included there will cost extra.

I would say you won’t get a shell house for 80,000. We were offered our prefabricated house as a shell for 140,000, including the foundation slabs.
We would have had to do the electrical and plumbing ourselves. Heating (gas boiler) would have been included.
I think it will be very difficult to stay under a total cost of 250,000. Even if you don’t have to pay for labor, you still need to buy materials and insure your helpers (keyword: construction accident insurance).

Flat roof / hip roof (these almost flat roofs, so no roof slope = more living space)I guess the word you’re looking for is “shed roof”… I would imagine that as a flat roof with a slight slope.
Regardless, the whole project won’t work with $140k... For example, you seem to have completely forgotten about the electrical work...
And you should double-check whether the plumbing and heating are really included in the $80k before you continue calculating.
Your breakdown for the house doesn’t add up to $113k but rather $118k in total... plus $30k for the plot = $148k... so you’re already exceeding your budget by $8k... and that’s without the electrical work...
I would estimate you’ll be lucky to stay well under $200k...
