ᐅ Building a Plot - Is It Still Possible to Build Without a Developer Today?

Hello everyone,
We are planning to build a house in the outskirts of Leipzig. There are offers from developers that include both house and land. However, I would like to stay in control of the process and build with an architect. For this plan, I have spent six months searching for land. The result: it is almost impossible to find a plot, even in the more rural areas. Most of the available land has already been secured by developers (such as Heinz von Heiden, Kern, Rensch-Haus...).
So far, my land search has been through well-known online portals and local municipalities.
Do you have any tips on other ways to find land?
Do architects also help with finding land? They should have an interest in planning a house for their clients.

thank you very much for the many posts on the thread. I was on a business trip for two days, so I was a bit quiet.
I work about 30km (20 miles) outside Leipzig, so for us (regardless of the prices) living more on the outskirts or in the commuter belt makes more sense. By commuter belt, I mean anywhere within a 20–30 minute drive to the city.
In my opinion, this is the area where the average person can still afford to buy. But the fact is, there is demand. Prices per square meter range from 100 to 250 €/m² (9 to 23 USD/sq ft), and large plots (800m² to 1500m²; 8600 to 16,000 sq ft) with good layouts are rare.
Yes, of course … you have to accept some compromises. I agree with you on that. A farm close to the city center with prices like in a rural area won’t exist. So the challenge is to find a good balance. Currently, I find it most difficult to find available plots.
But I take away these points:
1. Stay persistent and be patient
2. Drive around, look, use contacts and talk to people
3. Developers don’t have to be bad … I will take a look at a few more
