Hello everyone,

We are currently in the decision phase about whether to start the house building project next year.

We have received a floor plan for a single-family house with 127sqm (1,367 sq ft) along with a very attractive price offer. It is a prefabricated house with no possibility for modifications. That explains the low price.

What do you think of it? I’m not very happy with the way to the kitchen. It’s quite long and goes through the living room, which is not ideal. But I might be willing to accept that drawback.

At the same time, we are talking with a local carpentry company. We expect to receive an offer and floor plan based on our specifications soon.

What do you dislike? Why? The open layout downstairs; ideally, a large kitchen/dining area and a separate living room would be nicer, but the house size likely doesn’t allow this

Personal price limit for the house, including features: 250,000€
Preferred heating technology: air-to-water heat pump

If you had to give up certain details or features:

Thank you for your feedback.

We have since discarded the design, as the space feels too tight downstairs, and we would have to make too many compromises.

Regarding the first children's room, I actually considered that acceptable. Mine was the same size when I was younger. I didn’t find it terrible.

It might be a bit larger, or we are still waiting for the carpenter’s design. Maybe we will like that one better overall.

Our plot (I don’t think I wrote anything to the contrary either).

No, we are not dependent on the offer.

Yes, the carpentry company is planning on our property.

The plan shown here is final and cannot be changed. Therefore, it is not really an option.

Was there a reason given for that? I could understand it if construction had already started or if the building permit / planning permission was approved, but not for a plot of land you already own. Or did the previous owner inquire with the provider? Such an offer would only make sense if the provider wanted to avoid writing off planning costs already incurred for a specific house.
