ᐅ Semi-detached house floor plan considerations and experiences?

Hello everyone,

I’m planning to have a semi-detached house of 135m2 (1453 sq ft) built and am currently reviewing the suggested floor plans to see how practical they are and whether any changes should be made before I submit the building permit / planning permission application. Do you have any ideas or suggestions for me?

Take the advice seriously. Don’t just make sure that some furniture fits somehow; consider whether the “right” furniture also provides enough storage space for your stuff. What does your kitchen look like currently? How many cabinets do you have or need? Should there be a dining area in the kitchen? How do you live now, what works well, and where would more space be beneficial?

So this is a semi-detached house with “only” two full floors and no converted attic, right?

In my opinion, the ground floor wastes too much space with the guest toilet and the large entrance hall—unless you actually plan to install a shower in the guest bathroom.

A fully closed kitchen in a semi-detached house seems rather impractical to me. Later, if you have children, you won’t be able to quickly prepare something in the kitchen while keeping an eye on the kids in the living room, as there is a wall in between. So I’d get rid of that. Also, I would move the front door further up and straighten the angled wall section between the entrance hall and kitchen. The slanted wall only complicates kitchen planning.

Furthermore, I would remove the upper wall of the kitchen facing the entrance area so that everything is open.

If needed, you can still install a door later between the stairwell and the entrance hall.

That would make sense considering the dog moving in, so you can rinse him off if he gets very dirty from outside...

Hmm, I’ll share our floor plan with you (which was never discussed here before).
We have the same plot shape with a semi-detached house on it, same orientation – but everything is slightly bigger.
Our house dimensions are 12.25 x 7.25 meters (40.2 x 23.8 feet) – so the width is similar, but in length we have about 1.5 meters (5 feet) more. Hmm. We also converted the attic, which gives us one more room (for man stuff and guests) and a space for heating and ventilation, which frees up room downstairs in the utility area, since only the main connections are there now.
I’ve added some measurements and roughly placed some furniture...

How much headroom do you have under the roof?

Yes, the slope at the bottom doesn’t make sense, and the bathroom and hallway are too large.
But what I find worst (by the way, also with you @Müllerin) is that the bathroom never gets any sunlight!
In my opinion, bathrooms belong on the east side; doing your personal care in the morning sun wakes even the sleepiest person up.

Our current kitchen is 8m2 (86 sq ft) and it contains a table, a washing machine, and actually quite a lot of cabinets that are always full. So we definitely need more. I thought about making a small pantry shelf in the storage room, but I’m not sure if it might get too warm there...
