ᐅ Flat roof warranty expired – what to do or do nothing?

Hello, neighbors of ours have serious problems with their flat roof within the warranty period. In some areas, the wood underneath the PVC layer is rotted or decayed, and the wood comes apart by hand. The issue is now being handled by an expert who partially sank during the roof inspection. Our roof is older, built by other tradespeople (same general contractor) and just outside the warranty period. I was on the roof today and didn’t notice anything; I tested it a bit by applying pressure. Does it still make sense to get an expert for safety, even though we are about 4 months past the warranty period? Attached is a photo.

Maybe it should have been done earlier. Once the damage is done, it’s usually too late. Even if you haven’t experienced issues like your neighbor, there could still be existing damage...

Flat roofs should ideally be inspected regularly. Since there is now a new regulation regarding fall protection, securing the roof could become costly.

If you haven't noticed any weak points and the roof is still watertight, I would currently recommend doing nothing. It’s better to set the money aside for now.

In construction phase 2, there are two houses with timber frame structures and flat roofs. One of them, with a roof pitch that feels like 0%, already seems problematic, while the others (this time the immediate right neighbor) have at least a roof pitch of a few percent (under 10).

@HilfeHilfe I’m curious about the insulation performance in summer. Is it cooler or warmer inside? We have a cold roof with 20cm (8 inches) of concrete, so it only gets warm through the windows if the blinds aren’t down. How is it for you?

Well, overall we are satisfied. We also don’t see any mold or stains.

We know that a flat roof is not the ultimate solution, and the same goes for timber construction.

So we’ll just have to save more money.

I hope we can keep it going for 15 years.
