Hello everyone,
What features are currently advisable to ensure a good resale value for a detached house?
For example, (things that can still be influenced)
- Underfloor heating
- Electric shutters / blinds
- Basement
- Triple-glazed windows
- Second bathroom
Or (things that can be partially influenced)
- Bathroom with natural daylight
- South-facing garden
- Subdivision of the lot
- ...
Are there any popular features that should definitely be included to make a sale easier in a few years?
Do you have any lists, experiences, or links on this topic?
Thanks!

We are building with stone wool. This is significantly more expensive, but every painter I know has advised against EPS. With stone wool and the appropriate render, there is still vapor permeability, which is no longer present with EPS.
Regarding the topic: I believe a good network cabling system in the house will be a selling point in the future.
A photovoltaic system will definitely be a strong argument, as will the overall condition of the property.

(excuse the off-topic comment, but this has been discussed often enough... There simply is no more nonsensical argument against EPS).
Ask the painter to show you a facade insulated with mineral wool. But please make sure there is some raking light to see the surface texture.
EPS can be sanded and is indeed sanded. I'm not saying it's impossible to achieve a reasonably even facade with mineral wool insulation—but I have yet to see one. Expect about 30% higher costs for sure.

On the topic of good network cabling in the house, I believe it will be a selling point in the future. By the way, this was also discussed here again this week—about what exactly should be meant by that. In part, it comes down to a matter of principle.

I believe having gigabit network cables installed at all key points in the house (including TV) is the best solution for the coming years. Those who think they can cover everything with Wi-Fi are mistaken. Mesh networks are great, but whenever it’s possible to use wired connections, that is always my first choice!
