Hello everyone,
My wife and I are currently planning the major renovation of a single-family house that we will soon purchase (inheritance within the family, which is why this property).
Here is the questionnaire:
Development plan/restrictions
Size of the plot – 600 sqm (6,458 sq ft)
Slope – partly – height difference 1 m (3 ft) across the plot width
Site coverage ratio – irrelevant
Floor area ratio – irrelevant
Building envelope, building line, and boundary – irrelevant
Edge development – no
Number of parking spaces – 1 existing garage + 1 planned carport
Number of storeys – basement + ground floor + attic
Roof type – gable roof
Architectural style –
Orientation – SSW
Maximum heights/limits
Other requirements –
Owners’ requirements
Architectural style, roof type, building type – single-family house, solid construction, gable roof, built in 1938
Basement, floors – fully basement + ground floor (including one extension on crawl space) + upper floor
Number of occupants, age – 2 adults + planned 1–2 children
Space requirements on ground floor, upper floor
Office: family use or home office? – family use, possibly home office later
Guest bedrooms per year – 5
Open or closed architecture – mixed

Personal price limit for the house, including equipment:
Preferred heating system: gas + solar for hot water and heating
If you have to give up, which details/extensions

What is the most important/fundamental question about the floor plan in 130 characters?
How can the ground floor be designed as open as possible while accommodating sofa and living wall? How can the upper floor be more appealing?

For a renovation like this, more information is needed. Before anyone starts planning, it’s essential to first identify which walls are load-bearing, preferably by a professional. Then, it’s best to show the current state with the load-bearing walls marked in red. Additionally, provide a separate file showing the planned state with new walls in yellow or a similar color. Mark important pipes, conduits, shafts, or chimneys as well. Also, include a north arrow and ideally the entire plot with access roads and parking spaces. In short, include everything.

Has an extension already been built on the west side?
I’m interested in the plot, the location of the terrace, etc.
Perhaps some exterior views of the current condition as well, to get an impression.
Then the scale of the renovation becomes interesting: is it just a facelift with a simple opening, or does the budget also include relocating windows? Are the load-bearing walls known?
Is the planned bathroom already a bathroom?
Where are the drains and other pipes located?
Are the size measurements in the attic actual usable space or just the floor area?
Roof pitch? Knee wall height?

With a house width of 6.80 meters (22 feet 4 inches), it is probably unavoidable to have the rooms shaped like narrow corridors. It’s the same in my case—I have 7 meters (23 feet) width and 10.5 meters (34 feet 5 inches) length, and the children's rooms are 2.80 meters (9 feet 2 inches) wide, although they share the house length. For my room, I allowed myself 3.30 meters (10 feet 10 inches).
I also think more information is needed about the current situation, what must be preserved, and how far modifications can go (for example, an additional extension or similar). And regarding the budget, just because the architect’s estimate is a certain amount does not mean that’s the final possible figure.
