Hello everyone,

I would like to know what situations you have experienced that caused problems during the construction process?

Perhaps they were even quite simple issues that could have been better clarified beforehand.

We had no problems at all with our general contractor (GC) and are very satisfied.

However, the tiler he hired more recently has an employee who doesn’t work quite as precisely as he does. Unfortunately, we were the first customers for this employee laying tiles. There were issues in the bathroom that needed rework, and in my opinion, it still doesn’t look really good. Strangely, he did excellent work on the ground floor, where the tiles were even larger.

Our GC also had trouble with this employee on another site, and by now he has completely refused to work with him anymore. Well, we just had bad luck to get stuck with him.

The biggest issue we’ve had was with the glazier, whom we hired ourselves but who was recommended by the GC. The work itself is okay, but apparently he relies on a poor supplier for the safety glass. All the glass delivered so far has been defective, and this has been ongoing since early July. We will probably have to demand replacement of all the installed glass (and the defects are really so obvious that there’s no room for debate). This is quite frustrating. I believe the glazing company may have taken on a task that was a bit too much for them. We also received mirrors from them, which we have no complaints about at all, but whether we will ever get our glass railing exactly as we want it remains to be seen.

The GC is embarrassed that we chose the glazier based on his recommendation, but oh well...

Plumbing: the installer from the GC’s team told us to order the materials ourselves online, as it would be cheaper there. We ordered in coordination with him and it worked out well.

As if I had a premonition. Our plasterer (interior and exterior) backed out. He was only supposed to start on Monday.

Plasterer last week: blah, too much to do, stressed, can’t make it
Homeowner: oh please
Site manager: we’ll manage, just send me the materials and workers, I’ll coordinate everything
Plasterer: hmm, I don’t know
Site manager: think about it
Plasterer end of last week: okay then
Homeowner: phew. Site manager = superhero
Site manager this week to homeowner: maybe we’ll only get the base coat done this year, weather and all, finish coat in spring
Homeowner to general contractor: can we move in without the finish coat and painting if necessary? Loan repayments and all
General contractor to plasterer: nagging pain
Plasterer: okay, bye then

That was the short version; I think anyone currently building can relate.
All other plasterers in the area say: no way, we’re fully booked until August 2024.
End of the story: construction is on hold until a new plasterer is found. Everything else is ready, but without the interior plaster, nothing can move forward. House connections, ground ring earth electrode, L-shaped stones for the garden, slab for the garden shed—all blocked because the scaffolding is in the way. Paving and terraces are out of the question as well, since there’s no base plaster on the plinth.
I guess I’ll go shoot myself now.

We are building with Town & Country. I’m not sure how much flexibility the individual franchisees have regarding additional charges, but probably some... the labor costs are definitely not the same everywhere.
