ᐅ Budget for Home Construction in the Bamberg Area

Hello,

I have been planning a new build for two years and unfortunately ended up in a difficult situation. I have a somewhat unusual plot of land (681m² (7333 ft²), but rather long, narrow, and with a 2m (6.6 ft) elevation difference), a budget of 250,000€ (own capital), a girlfriend (children are somewhat planned), and my DIY skills are limited to the basics. At least I have a friend who is an architect.

I based my expectations on the prices for existing properties or prefabricated houses plus 100%. After a lot of back and forth, I currently have a solution for 300,000€, although you generally have to expect an additional 100,000€ in extra costs. So there is a difference of 150,000€ between my expectations and my bank account.

I am considering whether to build a tiny house myself or whether a partial build would make sense. For example, completing just the shell and the main rooms (kitchen bought secondhand, living room, bathroom) and waiting to finish the rest when I can afford it without stress. Or maybe an existing property? The mother of an acquaintance recently passed away.

Your budget is enough for a caravan. Just buy one, but then you won’t have enough left later for a house.

Just asking everyone: where does this whole tiny house craze actually come from?

They are charming, and you can get creative with the craftsmanship without risking much... an attractive facade painted in any color you like, a geranium plant in front of a small window, and inside you can add checkered curtains and some IKEA hacks.

I think it mainly arises out of necessity once you have looked into current construction costs.

A quick internet search shows that even for a tiny house, 2000€/m² (about $215/sq ft) is estimated. What extra costs could be lurking there? Probably the usual additional construction costs, or if it’s on a trailer as a caravan. But then it’s no longer really a house. Great.

Edit: Statements like "A proper house is too expensive for me, so I’ll buy a tiny house" always sound to me like teenage defiance. You can certainly choose such a thing, maybe for the cuteness factor or something similar, but not for financial reasons.

These things are currently being heavily promoted on TV and in all newspapers. It’s just a trend that is being marketed as a revolution.
