Hello,
we are still in the planning phase and would like to hear the opinions of experienced builders.
Plot size: 865 m² (9305 sq ft)
Location: Gaarz
House dimensions: see attachments
Slope: No
Roof type: gable roof
Orientation: see attachments
Double carport, details not yet decided
No building permit / planning permission requirements
What we especially like:
Efficient use of the plot due to the building design
Cathedral ceiling in the living and dining area
Concern: Too many rooms for too little living space
I look forward to your comments and suggestions for improvement.
Best regards,
Mathias

An elephant sometimes stomps around in the china shop without thinking. Even if he is basically right, things do break here and there. 11ant much prefers to quietly trumpet "what a beautiful china shop," pause in front of the window, and just gently add a "Like"—although with a parent suite as a back room of an open-plan kitchen, that’s a bit harder for him.

I just don’t want you to one day stick your head through the loft hatch of the single-story house, see the huge unused space under the roof, and regret it because the lower level feels quite cramped. If only the "cathedral ceiling" had a loft hatch.

In fact, with this builder, a bungalow is cheaper than a one-and-a-half-story house. By principle, the extra cost is for the stairs, but the required footprint decreases. Usually, the one-and-a-half-story house has a slight cost advantage—but it’s so small that preferences vary significantly from north to south: the lowland federal states prefer single-story homes, while the mountain regions favor the space-saving design.

We have also lived on a 1600 m² (17,222 sq ft) lot... never again, please. Splitting it up doesn’t make the mowed area any smaller.

Well, everyone’s different. We have a 2000 m² (21,528 sq ft) garden and are considering whether we could somehow finance the neighboring plot too... Not everyone has an extra deer garden like that.

It’s the House Company. Mottenhausen is like driving a BMW 1 Series. Completely built out, impractical, tight, and expensive, but somehow still cool. It’s the same if you don’t live in an SUV with knee walls... people say: Why a bungalow? Because we can afford it!
Seriously though: The accessibility in this type of home is really comfortable. Truly. But you can’t always put a young family with just the two of you in the same space requirement. A family needs twice as much space as the two of you.

No stairs in old age, no sloped ceilings (I currently have those and they are annoying), and actually the potential for a high ceiling with a skylight in the living-dining area plus tall windows in the gable—that really enhances the room. I didn’t believe it before either. It’s awesome when kids get their own floor to run around on. And when you can avoid each other for a while. Even when everything is peaceful and happy, you want space to grow freely and not have to whisper “shh, Mom is sleeping next door” when you have friends over as a teenager.
Cramped conditions are pretty much the worst... okay, it’s not really cramped now. But let people live there and see.
My husband and I also wanted a bungalow. However, we were only allowed to build 135sqm (1450 sq ft) and that wasn’t enough for me because I want to do yoga sometimes—and not in front of the TV when my husband is around.
So we chose two floors and decided we’d rather live with sloped ceilings than with too little space.
You never have your own hobbies, it seems to me.
Someone else here has built with this company, @11ant will know, he stalks every thread and member... also a huge bungalow, but with a questionable layout for the parents’ area, yet with stairs and a gallery. Because you can also combine an open gable and attic rooms.
I looked at the design again: South and west orientations are really underrepresented. The access to the multipurpose room is an inconspicuous door hidden somewhere in the hallway. You should always imagine guests coming from the guest bathroom and having to try every door to get back to the main area.
Katja’s design is already very good in this regard, but the living areas do not face east enough, which is a missed opportunity.

One of my hobbies is my aquarium. It’s located in the living room next to the sofa. My husband has become a big fan ever since I started cleaning it shirtless. Maybe that could be an option for yoga as well...?
I wasn’t familiar with the yoga pose "staring fish" *LOL*

But I don’t need a fan, I need my peace :-*
